Seraph Property Management are specialists in residential and block management as well as many aspects of domestic and commercial property maintenance. The Seraph Group has over 60 employees across various departments, we are an Investors in People accredited organisation. We are looking for a Block Administrator to join our Block Management team in Cardiff.

The main responsibilities of the Block Administrator is to assist the Block Management team in areas of compliance and to be the initial point of contact for queries from leaseholders and residents.

We are seeking someone ideally within Property/Block Management with a minimum of 1 years experience, though ideally more than this. **Key responsibilities**
- Support block management team
- Be the initial point of contact for all block management issues and liaise with directors and leaseholders when required.
- Liaise with contractors and our in-house maintenance team for quotes, to organise works and coordinate access.
- Liaise with leaseholders regarding maintenance items or other issues.
- Deal with utility suppliers and ongoing bills.
- Organise sales packs.
- Log details of insurance claims and liaise with insurers.
- Organise and manage keys.
- Assist Block Managers to monitor and maintain the compliance register, ensuring that certificates and accreditations are kept up to date and with any required actions.
- Various admin and taking payments from leaseholders.
- Handle emergency out-of-hours calls (placed on a rota with other members of the team).

**Skills**
- Experience in working in Block/Property Management, Commercial Management, compliance Management or similar is desirable.
- Experience in company secretarial services is desirable.
- Experience in conveyancing is desirable.

Schedule:

- 8 hour shift

**Experience**:
