Seraph Property Management are specialists in residential and block management as well as many aspects of domestic and commercial property maintenance. Part of The Seraph Group with over 50 employees across various departments, we are an Investors in People accredited organisation.

We are looking for a Customer Service Administrator (known as a Property Manager in the industry) to join our team. The role can be based in Cardiff or Pontypridd.

**Main Responsibilities of the role**:
You will be the point of contact for landlords, tenants and contractors in relation to the tenancy and property that we are managing. The aim is to manage the tenancy process from start to finish, ensuring a thorough inventory taken at the start of the tenancy, dealing with maintenance issues swiftly during the tenancy and handling the process of the tenancy checkout and tenant deposit return.

**The Role**
- Be the initial point of contact for all property management day-to-day issues
- Liaise with landlords on maintenance items or other issues relating to their property.
- Liaise with our in-house maintenance team and external contractors on maintenance tasks to obtain quotes, organise work and coordinate access.
- Deal with utility suppliers for new tenants and ongoing bills.
- Carry out referencing of prospective tenants including obtaining credit checks and references from landlords and employers.
- Carry out property inspections and inventories where required in line with the current legislation of health and safety.

Driving Licence (preferred so you have the ability to visit properties when required)

Rent Smart Wales (preferred but not essential)

**Job Types**: Full-time, Permanent

**Salary**: Up to £22,000.00 per year
