**JOB DESCRIPTION**
**TITLE**: Tenant Liaison Officer
**ROLE**: Field based tenant liaison and property visits
**REPORTS TO**: Regional Portfolio Manager
**REPORTS IN**: None
**DRESS CODE**:Shirt and trousers with displayed ID badge
**DUTIES INCLUDE**:
- To conduct daily viewings for potential tenants across the company’s portfolio of properties all over London and report to management outcome of viewings
- To chase tenants for any arrears and visit properties delivering arrears letters as and when required by management or credit control; arrange and agree payment plans with authorisation from the office. Also follow up agreements and repayment plans
- To inspect properties periodically and report on upkeep of property and ensure tenancy is not being breached. Also required to report on condition of any maintenance issues when required immediately to avoid any future disrepairs
- Checking tenants into property, showing how to use all appliances, electric meters and gas meters and ensure readings are taking and sent to utility administrator
- To build a rapport with tenants and assisting in resolving any rent payment issues in relation to Housing Benefit and Universal Credit
- Accompany tenants to councils, job centres and any other relevant places to provide paperwork in support of rent or housing benefit payment
- To accompany bailiff appointments on time and ensuring tenants vacate from properties when bailiff warrants are issued
- Key management ensuring we have correct keys for all properties visited and to cut keys as and when required. You may also be required to change locks in properties when tenant’s leave.
- Meet agents/landlords and provide keys and co-ordinate access to properties as and when required
- Co-ordinate with in-house maintenance staff when required to access properties or transfer keys
- Conflict management and resolving any anti-social behaviour, tenant or neighbour disputes.
- Arthur logging notes of outcome of visits on daily basis
- New sign-up paperwork and liaising with Housing Benefit to arrange appointment for sign up and process following
- Deposit to be registered if applicable
- Requesting invoice from accounts and send to council
- (CF) liaising with Hso’s and team leaders
- Voids check outs and Check ins
- Ongoing traffic light management; and insure it’s carried out as per cycle
- FRA weekly inspection and reports to be logged on Arthur and flag up any urgent issues to maintenance
- Cleaning management - Ensuring all communal to dedicated building are maintained without fail
- Carry out mini-inventories and upload to Arthur
- Maintain and build relations with council through tenant referrals
- To carry out any other duties or tasks requested by management
- To be presentable and represent the company in a professional and honourable manner at all times.
GENERAL
- To contribute to the strategic direction of Caridon
- To keep up to date with housing benefit and legal regulations and to attend training courses to further enhance knowledge in the field
- To carry out specific tasks required by the portfolio department and in general administration and be a team player
- To facilitate good relationships across all departments and sister companies at all times
- To be pro-active and take initiative and offer improved processes and practises that will benefit the company in the long term.
- To bring to the attention to your Regional Portfolio Manager any significant changes in the Tenant, Council or Property owner relationship
- To demonstrate and actively encourage a good team spirit and support for the Company at all times
- To be approachable and empathetic to tenants, Portfolio, Accounts, Housing Benefit and maintenance teams
- To be responsible with your time keeping at all times
**Job Types**: Full-time, Permanent
**Salary**: £23,000.00-£25,000.00 per year
