**HOURS**

Full Time - Monday to Friday 9am to 5pm, 35 hours per week

**JOB DESCRIPTION**

Role: Property Letting Assistant

**MAIN RESPONSIBILITIES**
- Maintain a strong relationship with clients
- Handling cash/cheque payments in accordance with set procedures
- Undertaking periodic inspections/viewings when required
- Actioning all faults reported by tenant/s
- Liaising with contractors, surveyors and tenants to provide access for speedy repairs to properties
- Chase outstanding invoices and quotes from contractors
- Welcoming clients to the office
- Making appointments for viewings/valuations/maintenance
- Co-ordinating the student list by obtaining notices to leave, advertising, and instructing end of tenancy reports, cleans and maintenance prior to the next occupation and in-line with the University Academic year. The busiest time being between March and September.
- Chasing lease signing and deposits
- Data inputting & file management in accordance with set procedures
- Ensuring Winman is kept fully up to date and everything recorded on system
- Processing of tenant deposit returns/claims in accordance with set procedures
- Instructing works for deposit claims based on Inventory and Check Out reports
- Taking Sage payments
- Dealing with daily mail
- Scanning trade invoices and passing to accounts
- Ensuring compliance with statutory frameworks e.g. PAT testing & Gas Safe
- Liaising with the maintenance department to help ensure problems are resolved as promptly as possible
- Taking client ID - Letting and other departments

The post holder will be capable of providing essential support to the Property Letting Team and will possess the following knowledge, skills and experience:

**Salary**: £1.00 per year
