**Property Manager - St Neots, Cambs**

**Immediate Start available**

**£25,000 basic salary depending on experience**

**1 in 3 Saturdays**

My client, a very successful Cambridgeshire agent, is looking for a Property Manager to join their very busy and successful Property Administrator team in St Neots.

You will be providing administrative support to the Property Management team ensuring Landlords, Tenants and Contractors receive good service and that all administration is dealt with in a timely, efficient and accurate manner

Main accountabilities
- Check and activate new tenancy files
- Enter new tenant details onto the CRM systems and undertake references
- Ensure all properties are gas safety compliant and information is kept on file
- Ensure all relevant properties have an EPC and the information is kept on file
- Co-ordinate move in and check in dates with tenants, landlords and branches and issue tenant relevant legislative documentation
- Liaise with contractors and organise resolution of maintenance issues
- Process contractor invoices
- Work co-operatively within a busy office team
- Handle other tasks as delegated by the Head of Property management
- Act in accordance with Lettings Purpose, Vision and Values Statement
- Ensuring that all Lettings activities are undertaken in compliance with relevant legal requirements and ask for guidance where required

**Knowledge and Expertise**

**Essential**:

- Experience of working in a customer focussed environment
- Good computer skills
- Professional telephone manner
- Ability to communicate in a professional but assertive manor
- Ability to remain calm under pressure when dealing with demanding clients
- Excellent planning and organisational skills
- Ability to use tact and diplomacy

**Desirable**:

- Knowledge of legislation affecting sales and lettings
- Understanding of Lettings databases
- Ability to work to defined policies and procedures
