**Purpose of the role**:
To ensure the Association complies with all Landlord regulatory and legislative requirements to ensure our residents live in safe, secure and sustainable homes.

Overseeing and co-ordinating compliance inspections, servicing and maintenance regimes for gas, fire, electrical, water, asbestos, lift safety and damp and mould and manage the delivery of any remedial works or improvements required.

To ensure asset and compliance data is accurate and kept up to date, with clear audit trails and evidence of action taken.

**Key accountabilities and job content**:

- Responsible for ensuring all compliance policies, procedures and processes including gas, fire, electrical, water, asbestos, lift safety and damp and mould remain up to date and are communicated to teams.
- Responsible for ensuring all inspections, servicing and maintenance takes place in a timely manner and we maintain 100% compliance with all regulatory and legislative requirements. including gas servicing and installation, fire risk assessments, fire alarm testing and fire-fighting equipment, electrical installation condition reports, water risk assessments and legionella testing, asbestos risk assessments, lift safety and insurance inspections, emergency lighting, smoke alarms, portable appliance testing, laundry and lifting equipment.
- Ensure all certificates are received promptly, quality checked and validated and any remedial work required is completed promptly and any follow up to ensure satisfactory certificates are obtained.
- Information and documents to be uploaded into our systems.
- Procure contractors to carry out servicing work, from drawing up specifications to tender, appointment, raising orders and active management of contractors and suppliers.
- Maintain up to date supplier list/ contractor information, ensuring all suppliers and contractors have appropriate and up to date insurance, qualifications and accreditations required.
- Carry out regular data validation/ reconciliation exercises in our systems and with our contractors to ensure data quality is maintained.
- Assist in the setting of budgets and closely monitor and manage budgets.
- Support the Head of Assets in co-ordinating our wider approach to Building Safety, working closely with the team and providing line management and support to the Compliance Assistant.
- Oversee the completion of stock condition surveys by the Maintenance Officers and Energy Performance Certificates and ensure the system is updated to inform our planned programme.
- Contribute to the development of our approach to improve the sustainability of our homes and achieve zero carbon.
- To lead on a Building Safety Group for WHA including representatives from various teams to ensure we are compliant across all commercial and residential buildings.
- Production of regular performance information for servicing, inspection and maintenance and prioritised follow on actions for colleagues, EMT/SMT, Board and customers.
- Support the team in producing information and tendering planned and cyclical works.
- Build positive working relationships with colleagues, residents, suppliers and contractors.
- Support, train and develop colleagues, including an apprentice.
- Actively contribute to the Health and Safety Group, seeking to continually improve our approach to health and safety.
- Support the Assets team by participating in an out of hours rota for emergency calls.

**Qualifications - desirable**
- Relevant professional building qualification HNC/HND or similar trade qualification
- Safety such as NEBOSH or IOSH
- A compliance related qualification or be willing to work towards obtaining one
- Qualifications or training in key compliance areas

**Knowledge, skills and experience**:
Essential
- A commitment to putting Safety First.
- Previous experience of managing housing health & safety, including maintenance, service contracts and compliance.
- A working knowledge of regulatory and legislative requirements for Landlord compliance, including Mechanical & Electrical, gas safety, fire safety, lift safety, legionella & asbestos.
- Experience of developing and managing programmes of inspections/ works, appointing and actively managing suppliers and contractors to deliver on time and on budget.
- Experience of collection, validation, storage, analysis and reporting of business data.
- Proficient in the use of housing/ asset systems and Microsoft packages, including excel.
- Experience of working in a customer-oriented environment with a positive attitude to towards resolving customer queries and complaints.
- Excellent verbal, numerical and written communication skills.
- A team player, able to command respect and build productive collaborative relationships.
