Housing Officer

This is a great time to become a Housing Officer within Estuary's Tenancy Team, you will be working alongside highly experienced Officers managing your own patch of approx. 800 properties, you will be responsible for all Tenancy related matters including Anti-Social Behaviour case management and Safeguarding vulnerable Tenants.
**Your responsibilities will include**:
Deliver a high-quality tenancy management service
Support and encourage resident involvement initiatives / community engagement. Attend resident meetings.
Provide a victim centered approach to ASB employing a range of measures in order to support victims and create a positive behaviour change.
Where legal action is required to address ASB officers, you must be aware of current civil procedure rules/legislation.
Investigate and address breaches of Tenancy.
Decant customers to alternative accommodation if their property becomes uninhabitable, liaise with property services and ensure works/repairs are complete and extend alternative accommodation as necessary.
**Safeguarding residents by**:
- Identifying support needs, make referrals to social care, floating support or other support providers, update and maintain safeguarding alert systems in ReACT
- Support victims of domestic abuse by arranging Safeworks, completing management move referrals, engaging with partnership agencies, completing referral forms, attending partnership and any other related professionals meetings.
- Completing risk matrix assessments and referrals for victims of ASB
Identify and address Hoarding cases, support resident by making referrals, setting Action plans, engaging with Health and safety teams and Essex fire service. Conduct regular visits and carry out proportionality assessments and engage in Tenancy enforcement where necessary.
Foster positive and productive working relationships with internal and external partners including Police, Community Safety teams, Multi Agency Risk Assessment conferences, Child in Need.
Responsible for own safety when lone working, utilise personal safety equipment, keep calendar updated with appointment information, conduct regular dynamic risk assessments.
Carry out regular Estate and proof of presence inspections in conjunction with other departments
Carry out regular Tenancy audits to help identify any support needs or potential Tenancy Fraud.
Complete changes to Tenancy (assignments, successions).
Update and maintain computer systems recording all interactions, raising cases and updating as necessary.
Conduct property inspections as part of Hoarding cases, Evictions, pre termination of Tenancy.
Manage and introduce parking schemes where developments are affected by parking issues, including consultation with residents.
Ensure Leaseholders comply with the conditions of the lease and take legal action where required. Deal with Shared ownership re-mortgages and lease assignments and Court Orders in line with current legislation
Maintain excellent written communication skills for effective correspondence, report writing and statistical work and excellent verbal communication skills including assertiveness, listening, negotiating and influencing skills.
Take ownership and responsibility for issues which fall within the remit and juristic of the Tenancy team.
Ideally you will have previous Housing Officer or Anti-Social Behaviour Officer experience within a Local Authority or Social Landlord setting.
