**Due to company growth a commercial office space company are looking to add two talented FM professionals to their FM team. One role is for sites within South East London and the other role is based at sites within East London. All locations are withineasy walking distance.**

**Salary circa 35-40K plus a yearly bonus on top of salary and an extensive benefits package. These roles are permanent and not for an outsourced FM company.**

**There are excellent opportunities for progression and ongoing professional development**
- Ideally a minimum of 3 years relevant FM experience in commercial buildings.
- Hold minimum of IOSH Managing Safely Certificate, ideally NEBOSH General Certificate.
- Experience in man-management.
- Sound I.T knowledge and ability to use a wide range of software packages. Ideally experience of working with CAFM.

**Main Responsibilities**:
**Customer**:

- Assist the Multi-site FM as a key point of contact for all issues in relation to facilities/building management to include maintenance, security, lifts, cleaning, refuse etc especially whilst the Multi-site FM is absent.
- Maintain constructive and cooperative relations with customers, contractors and the Mobile FMT team.
- Undertake key compliance and Health & Safety tasks to ensure that the building and building services are safe and operational for the customers at all times.
- Assist the Multi-site FM with management and oversight of contractor works within your centres in relation to Unit Dilapidation & Preparation works, Rates Mitigation tasks and repairs and improvements to Customer Units
- Assist the FM with facilitating the procurement and delivery of any necessary unit preparation and dilapidation works required.
- Assist the FM with managing items relating to Licence to Alter works.
- Assisting the Multi-site FM with facilitating Customer Improvement works within customer units where requested and authorised **Estate Management**:

- Assisting the Multi-site FM with maintaining safe and clean Centres achieving high standards of presentation through regular review and audits of the Centres.
- Assisting with management of FM related planned maintenance tasks to the agreed level of specification. Helping the FM with liaising with Service Providers, undertaking site induction, issue of permits, sign off of works, dealing with recommendations. Thiswill include ensuring the planned daily and weekly checks are undertaken.
- Assisting with all reactive tasks that arise to the required standards and timelines. Obtaining quotations from Service Providers, review of Service Charge budgets, issue of Purchase Orders. Analysis of supplied Risk Assessments and Method Statements toensure they met required standard.
- Identify areas for improvement and discuss with the Multi-site Facilities Manager in line with the building restoration planner.
- Assist the FM with planning and organising works within agreed Service Charge and Capex budgets.
- Ensuring all the fire related tests and checks are undertaken including undertaking tests of bells, sprinklers, emergency lighting and undertaking evacuation drills.
- Understanding and ensuring compliance with areas of risk within the Centres including water hygiene and asbestos.
- Acting as the elogbooks 'buddy’ for the FM as required, reviewing and approving / declining of all incoming reactive tasks. Dealing with works 'requiring attention’
- To assist with, and carry out where necessary, the Health & Safety Management strategy for sites including daily internal and external building checks to ensure the site is safe, clean, secure and fit for normal use.
- To carry out the weekly safety and operation checks for items such as lift auto-diallers, panic alarms and for areas such as roof space, plant rooms, riser cupboards etc.
- To assist with the Fire Safety Management strategy for Centres including weekly Fire Bell Tests and checks on fire doors and sprinkler systems. Additionally, undertaking monthly emergency light checks and supporting with 6 monthly fire evacuation drills.
- To meet compliance with HSE Guidance (ACOP L8), to carry out weekly flushing of water outlets and month water temperature checks.
- For all the above, ensuring accurate and legible information is recorded and uploaded to the electronic maintenance management system for review by the FM.
- Where safety and compliance is at risk, any area of concern should be immediately escalated to the FM.
- Ensure good communication and team work.
- Supervision and assistance of FMT Reactive works when on site.
- Provide full support for the Centre Management team and work together to ensure high standards of appearance and maintenance throughout the sites.
- Deputise in the absence of the Multi-site FM
- Assist with management of expenditure and procurement for all facilities and building management related costs across the sites.
- Help the Multi-site FM to ensure that the site is managed within budget, raise necessary purchase orders, approve invoices and follow the correct procedures within agreed authorisation levels and liaison with the Centre Manager.
- Management of purchase orders and approval of FM related invoices in timely manner, ensuring payment within the Terms and Conditions where responsibility for doing so has been delegated by the Multi-site FM
- Assist the Multi-site FM with active management of Utility spend and potential and actual savings where achieved
- Help the Multi-site FM to identify and achieve cost savings where possible including on Energy Usage
