The role itselfwill primarily be based out of our offices on Gadbrook Park near Northwich, but you will be expected to be out and about for meetings and on visits and inspections, and this can include some long-distance travel. We are looking for an experienced, organised, hardworking, and dedicated individual to work as a Senior Property Manager managing a portfolio of commercial properties comprising shops, offices, and industrial, primarily located across Northwest England butalso including some London based properties. You would be reporting to a Director but there is a large degree of autonomy in the role so it would suit someone who is already operating at the level but is keen to take on more responsibility and also to develop their knowledge and experience. You willalso manage a Property Management assistant whose development you will be supporting and encouraging. In order to fulfil the requirements of this role, you should have had several years solid, varied, and robust experience in the property management sector managing commercial premises as well as a driving licence. You will be in charge of a range of tasks including but not limited to - Undertaking routine and needs based commercial property inspections, - Commissioning works linked to commercial properties resulting from property inspections and responding to other / ad hoc requests from tenants & landlords, - Dealing with contractors providing services to commercial properties for routine maintenance as well as those tendering for and delivering ad hoc / one-off maintenance and major works - Checking the quality of contractors’ service and work and resolving any issues or queries, - Ensuring compliance with health and safety issues ongoing but also during any major works, - Setting, collecting, and managing Service Charges Budgets including assisting the Accounts team with year-end reconciliations and service charge accounts. - Working with Accounts team in connection with rent collection/arrears etc - Noting lease events such as break clauses, rent reviews, lease renewals and dealing with appropriately. - Liaising with accounts team regarding any financial issues as necessary, - Analysing leases to provide information and resolve any queries with tenants and landlords - Interrogating our property database QUBE for a range of information and inputting information into this to ensure it remains up to date and accurate - Liaising with tenants and landlords ongoing regarding a wide range of property related issues **Senior Property Manager - Skills and Experience**: - Experience as a Property Manager managing Commercial Properties - Highly effective written and verbal communication skills as you will be liaising and working closely with a wide range of individuals and organisations and completing written reports - An extremely well organised approach with the ability to prioritise as well as manage projects and deal with issues as they occur including urgent ones - Accurate and meticulous record keeping skills - A resourceful, practical and solution focused approach to problem solving - Reliable, resilient, and self-motivated with a willingness to learn/develop and a 'can do’ approach and attitude as well as a sense of humour - Able to work alone or as part of a team as well as calmly under pressure and to deadlines - Committed to providing high levels of customer service and effective customer liaison - Strong numeracy skills coupled with business acumen as you will be managing budgets - Highly IT literate - you will be using Microsoft Office packages as well as QUBE which is a dedicated property software package If you feel you have the necessary skills and experience to be successful in this role, click on "Apply" today and forward an up-to-date copy of your CV along with a Covering Letter for consideration in the first instance.
