**Job Role: Caretaker**

**Accountable to**:Business Administration & HR Manager

**Location**:Blackburn Youth Zone

**Status**:37.5 hours per week over 5 working days. This will include occasional evenings and weekends. Out of hours callout as a key holder is also required.

**Salary**:Up to £25,000 depending on experience

**Holidays**:33 days including bank holidays

**Pension**:Blackburn Youth Zone operates a pension scheme, with Royal London, for auto-enrolment purposes in which you may be enrolled if you meet the criteria. If you meet the criteria the contributions are 5% Employee and 3% Employer.

**Main Purpose**

The Caretaker is responsible for the maintenance and oversight of the Blackburn Youth Zone

Estate. The post holder is responsible for delivery of service and maintenance activity on a day-to-day basis, ensuring all tasks are dealt with in a professional, timely and friendly manner.

You will be the central point of contact for estates and facilities issues and will be responsible for the management of numerous projects and remedial action requests raised by employees, volunteers, partners and service users.

You will be required to liaise with suppliers and contractors, seeking approval, instructing orders, reviewing schedules, and ensuring costs and service levels are maintained in line with budgets and

SLAs respectively.

You will work closely with Blackburn Youth Zone managers in planning the logistics of events held at our venue. This will include setting up, problem solving during events and liaising with service users and staff/other departments to ensure the events are delivered to a high standard.

**General Duties**
- Oversight of all estates activity in and around the Youth Zone, making sure that health and safety standards are continually met
- Management, coordination and allocation of day to day tasks for the Facilities team.

(Currently 1 Facilities Assistant and 4 Cleaners.)
- Provide performance reports when required
- Review and monitor all maintenance, repair and servicing works
- Communicate directly with service providers, vendors and maintenance contractors to schedule repairs, servicing, preventative maintenance and other projects as required to ensure Blackburn Youth Zone’s physical assets are running smoothly and within legal parameters
- Manage all preventive maintenance for the site
- Where necessary, carry out simple plumbing, electrical, joinery and building works not requiring technical qualifications
- Attendance at relevant meetings with client organisations, contractors and Blackburn Youth

Zone maintenance personnel as required
- Coordinate the checking of rooms and furniture to identify needs for repairs or renovations
- Maintain an inventory of all significant maintenance tools and equipment
- Managing repair stocks and also the Facilities ordering system
