**Overview**

To administer commercial loans and across all loan portfolios serviced by the Commercial Servicing team, ensuring that service is provided in accordance with the levels specified in the SLA, procedures and current legislation.

**Key Accountabilities and main responsibilities**
- Understand the terms and conditions of a borrower’s loan so that they may be clearly explained to, and met by, the borrower.
- Ensure information relating to borrowers and their loans is current, accurate and updated within mandated levels and in accordance with procedures.
- Ensure that borrowers are correctly informed of payments due and that the collection of the required payment is made promptly and accurately.
- Process requests for redemption statements in a prompt and timely manner and ensure that upon receipt of required funds the loan security is released in accordance with procedures and agreed SLAs.
- Receive and resolve standard loan enquiries from borrowers and their advisors.
- Liaise professionally with third parties, clients and other areas of the business.
- Report issues accurately, proactively and in a timely and professional manner, making recommendations as necessary and expressing balanced and technical opinions.
- Identify, recommend and implement enhancements to processes and procedures.
- Assist with projects as defined by the Team Leader and Commercial Servicing Manager by meeting agreed deadlines and achieving specific objectives.
- Proactively managing risk assessment activities and annual loan reviews in accordance with SLA’s, procedures and regulatory requirements
- Liaising with the Commercial Specialists and colleagues to determine the most effective remedy where applicable
- Calculation and processing of financial transactions in the Phoebus system
- Ensure that requests for information are responded to accurately and within SLA’s
- Ensure that amendments to borrower’s accounts are made accurately and in accordance with procedures and regulatory requirements
- Assist with audits as defined by the Commercial Team Leader and Commercial Servicing Manager
- Guidance is available at all time from the Commercial Team Leader, Commercial Specialists and Commercial Servicing Manager who will make the ultimate decision when necessary

- Customer focused - identify effective solutions for borrower, internal client and external client
- Competent using Word, Excel and Outlook.
- Knowledge of the applicable regulations/codes governing the financial services industry
- Ability to understand and interpret financial accounts and budgets
- Basic knowledge of commercial mortgage lending and specialist finance in the UK.
- Basic knowledge and understanding of standard commercial mortgage loan documentation.
- Basic understanding of Commercial/Residential Leases

- Cert BB&C or equivalent Qualification
