Full Job Description:
Your Role
As Accommodation Services Manager, you will be responsible for managing a portfolio of temporary accommodation units, supported by members of our residential lettings and property management team. You will be required to work from two different sites, our Broadwater sales and lettings branch and a secondary site where we manage a large house of multiple occupancy. Both of these sites are located in Worthing.
Different Tasks and Responsibilities (but not limited to):
- Carrying out property inspections and routine visits to ensure accommodation is safe, clean, and compliant.
- Handling check-ins and check-outs for residents, ensuring properties are ready and documented appropriately.
- Managing turnaround of units between occupation as efficiently as possible to minimise void periods, to include organisation of cleaning, repairs, and restocking of furniture etc where needed.
- Responding promptly to resident queries, issues, or complaints and providing support and guidance as needed. This may also include dealing with any external queries, issues or complaints from other council departments and sometimes neighbours.
- Supporting residents in understanding their accommodation responsibilities.
- Acting as the main point of contact between the council, residents and contractors.
- From time to time, coordinating with external agencies or service providers to address resident needs or property issues.
- Ensuring that all properties (where applicable) comply with health and safety regulations.
- Maintaining accurate records on all properties, including maintenance logs.
- Liaising with our accounts team to ensure that any council owed invoices are raised and relevant contractors paid.
- Maintaining confidentiality and data protection standards regarding resident information.
- Aiding the lettings residential team with other ad-hoc tasks if required.
About You
We're looking for someone who is:
- Experienced in housing/property management or a related field, particularly within temporary accommodation or supported housing.
- Comfortable working with a wide range of individuals and families who may be going through complex life pressures .
- Organised and methodical, with strong attention to detail.
- A confident communicator who can work both independently and as part of a wider team.
- Able to manage multiple priorities and respond effectively and quickly to issues as they arise.
- Full UK driving licence and access to a vehicle is essential due to the nature of the role.
Working Week (hours and days):
Your working hours will be approximately 45 hours per week, typically between the hours of 9.00am and 6.00pm, Monday to Friday and 9.00am to 4.00 pm on Saturdays. (Every other Saturday with day in lieu.)
Salary:
Depending on experience.
Skills Required:
- Must be able to use Word and email with confidence (basic knowledge of computers)
- Ability to work as a team but also know how to use own initiative
- Work under pressure in a fast-paced environment
- Good communication skills
- Good organisational skills and attention to detail
- Good negotiation skills
- Excellent time management
- Local knowledge of the area, helpful
- A UK driving license
