Please note this role is intended to be permanently based in APAC (e.g. Hong Kong, Singapore, Tokyo etc.) Engineering Planning and ManagementReview and deploy policies, procedures, and reporting mechanisms to adhere to client and country guidelines.Develop and implement preventative and planned maintenance programs across all sites.Ensure Permit to Work systems are implemented through relevant protocols involving Responsible Persons, Authorized Persons, and Competent Persons.Ensure the Asset and Engineering Management tools are operating in accordance with client and account team expectations, and appropriate maintenance reporting is delivered in the required format.Ensure the effective scheduling and allocation of preventative maintenance tasks, delivering on the strategic objectives for the client.Ensure that work order analysis for both preventative and reactive works are undertaken to determine areas of potential concern within the client's portfolio.Manage the Life Cycle Asset Maintenance (LCAM) program for the account, ensuring accurate Asset data and Work Order data to ensure complete effectiveness of the system.Operational ManagementDevelop and lead engineering and safety-related training for all on-site staff, ensuring escalation and service standards are aligned and maintained with regional operations procedures.Ensure that planned and reactive work order reports are developed and communicated within the JLL account team FM team, as defined by the client and senior JLL account members.Ensure effective management of all work order reports and that response times are met as per priority response times established within the executed contract. Ensure that fault repair times are met as per repair times established within the executed contract.Partner with Site Facility Managers to ensure consistent service delivery across all Teams in line with the current facilities management framework.Contribute to monthly reports for the client covering the scope of maintenance services.Working with the delivery teams, ensure plans are in place for portfolio delivery, inspection, test and audit, maintenance/ PPM, and incidents.Develop efficient processes and procedures to allow facilities management staff to update and monitor the asset and engineering management systems.Undertake asset and engineering systems reviews to ensure regional and international teams are meeting responsibilities as per JLL and contractual requirements.Support the onboarding of new properties in the technical review of service documentation.Provide technical support and guidance on engineering matters to all facilities management staff through regular communication and forums.Interested? An ideal candidate would need to have the following qualifications:Desired experience and technical skillsRequiredCore CompetenciesProactive and flexible and can think laterally and deliver innovative solutions.Familiarity with British Standards regarding building engineering is necessary.Working experience in the UK in an engineering capacity is advantageous.Attention to detail and passion for quality to ensure the best delivery of services.Ability to work across multiple, matrix reporting environments and prioritize activities accordingly.Strong understanding of lifecycle asset management.Strong leadership with the ability to work collaboratively with and through others to meet targets.Goal-oriented with the ability to focus on meeting all performance targets.Ability to communicate with and build relationships across all levels of the organization.ExperienceUniversity degree or professional qualification in engineering or mechanical management, facility management, or relevant field.10 years minimum' practical experience in engineering (M&E) planning and management.Experience maintaining high-quality facilities by working closely with the Facility Management team to keep reliability of facilities operations.Experienced in the use of computerized maintenance management systems.Location & TravelThe main client stakeholders are based in Hong Kong and Line Manager is based in Singapore but location is flexible throughout the 13 countries JLL services the client in APAC.Role will be based either in local JLL office (preferable) or from home, and flexible working arrangements between the two are possible.Expect ~10% travel per year visiting the client portfolio to conduct assurance visits.If this job description resonates with you, we encourage you to apply even if you don't meet all the requirements.
