A growing property management business is seeking a proactive, skilled and experienced Block Manager to manage a portfolio of residential blocks ranging across the Bournemouth area

The role involves day-to-day management, contractor oversight, financial administration, and ensuring leaseholder and resident satisfaction.

This role is ideal for candidates with strong organisational skills, attention to detail, and most importantly, previous experience in Residential Block Management.

 What You'll Be Doing (Key Responsibilities):

• Manage day-to-day operations of residential leasehold blocks within your portfolio
• Conduct regular site inspections to ensure properties are maintained to a high standard
• Manage contractors and service providers, including tendering and monitoring works
• Respond promptly and professionally to leaseholder, resident, and client enquiries
• Prepare and manage service charge budgets in collaboration with the accounts team
• Organise and attend AGMs and residents' meetings as required
• Coordinate and oversee Major Works projects, including Section 20 consultation
• Ensure compliance with lease terms, health & safety legislation, and industry best practices
• Maintain accurate records and management systems
• Uphold exceptional service and professional standards

 What We're Looking For (Skills & Experience):

• Minimum 2 years' experience in residential block management
• Strong understanding of leasehold legislation and block management procedures
• Excellent communication, organisational, and multitasking skills
• Strong attention to detail and a proactive approach
• Proficiency in property management software and Microsoft Office
• Full UK driving licence and access to a vehicle (car allowance provided)
