Job Description

Summary

Working as a Pre-construction Manager, you will be responsible for ensuring that all preconstruction activities are completed to the very highest quality. You will deal with all enquiries into the Obedair team, communicating at a high level managing all stakeholders and managing the process to ensure tenders and enquiries are dealt with. Whilst managing resources, supply chain and the process you will deliver the quality documents that accompany our bids.


Key Role

Oversee and coordinate all aspects of preconstruction administration and systems.

Liaise with Clients, Design team and Supply Chain

Deliver market leading Quality/Bid documents.

Support Senior Estimator and wider team in regard to all tasks in the required tender timescales.


Principal Responsibilities and accountabilities

·     Manage and liaise with external designers to develop bid documents and brand guidance where necessary.

·     Support Pre-Construction team in regard to administrative tasks in the required tender timescales, ensuring all work is accurate and checked prior to submission.

·     Review of project information, editing and writing materials for proposals and developing the bid documents.

·     Input into the pre-qualification, tender and negotiation stages, and assist with the development of construction strategy and methodology.

·     Visiting the site of the proposed project to assess construction related items, including constraints that may affect the build process.

·     Meeting when required with clients/designers/project teams/subcontractors to discuss the project.

·     Ensure tender delivery programme aligns with key dates and other contractual requirements.

·     Manage tender process and programme with kick off, review and submission meetings. 

·     Ensure bid document is of the highest quality in both design and content. 

·     Liaise closely with the operational team on deliverables throughout the tender process to ensure information is delivered in a timely manner.

·     Create and track against tender deliverables schedule.


·     Act as a liaison communication on all tenders in line with defined quality commitments where required.

·     Manage relationships with Supply Chain to ensure we give feedback and maintain lines of communication at all times.

·     Operate within a continuous improvement environment

·     Supporting the Business Development Team in developing new opportunities, to include identifying and attending networking events and activities where required.

·     Assist Considerate construction on Obedair Projects where applicable.

·     Interreact with colleagues, customers and visitors maintaining a polite and helpful approach with all.

·     Answer tender queries courteously and appropriately or pass to the relevant team member.

·     Maintain confidentiality in all aspects of company and customer information.

·     In all actions be a positive and helpful ambassador for the company, giving others confidence in Obedair.

·     Be prepared to take additional responsibility, where you see necessary to support the team or office staff in general.

·     Offer ideas for improving the service you offer or the processes for which you are responsible for.

Technical Skills and Experience

·     Ability to interpret procedures and policies of the organisation

·     Ability to deal effectively and collaboratively with people and communicate effectively

·     Knowledge of administrative principles and their application

·     Ability to work well either alone or as part of a team and follow oral and written instruction

·     Exemplary writing, analytical and problem‐solving skills

·     Ability to handle a wide variety of situations and problems

·     Experience of general office administration (answering the telephone, filing, photocopying, dealing with enquiries, supporting staff)

·     Highly computer literate in all Microsoft office applications (for example Word, Outlook, Excel)

·     Experience of managing and maintaining processes through to their successful delivery

·     Excellent oral and written communication skills and strong inter-personal skills

·     Experience of managing external contacts and liaising with supply chain

·     Ability to take responsibility for delivery of actions 

·     Knowledge of construction and terminology and advantage although training will be provided.

·     Experience of working within a small team and/or prioritising own workload

·     Excellent time keeping, reliability and personal organisation skills

·     Able to adapt to changing work priorities at short notice, take on the ideas of others and adapt own way of working

·     Positive, service-oriented and helpful inter-personal communication

·     Experienced self-confident person
