We are seeking an accomplished Facilities Manager to join our commercial property team in a dynamic and supportive environment.

Our client, a leading real estate investment and asset management business, has a strong focus on investing in commercial and residential real estate across the UK. With offices in central London and Nottingham, they require an experienced Facilities Manager to contribute to their growth and success.

Job Description

The successful candidate will benefit from regular communication with the in-house property and asset management team, property managers, clients, occupiers, and suppliers. Key responsibilities include:

  • Developing budgets and closely monitoring annual service charge expenditures to ensure effective management
  • Serving as the primary liaison with occupiers, providing advice and guidance on day-to-day physical operations of the building
  • Oversight of operational facilities management activities as outlined in the Property Management Agreement
  • Maintaining tenant compliance with lease obligations and building regulations
  • Leading utility rate procurement, energy consumption monitoring, and validating tenant utility recharges
  • Informing property & asset management teams of any occupier issues impacting asset valuations or investment considerations
  • Providing monthly written reports to the Head of Facilities Management as required
  • Supporting financial management of the property by monitoring service charge budgets, approving invoices, and preparing quarterly and annual variance reports
  • Efficiently procuring supplies and services for the property
  • Conducting full tender processes for major contracts at least once every three years
  • Maintaining high standards of health and safety compliance
  • Gaining familiarity with heating, ventilation, mechanical, and electrical systems in each building, understanding their functions and general operation
  • Organizing fire evacuation drills
  • Issuing Permits to Work for contractor activities conducted on site
  • Monitoring vacant office spaces according to the client's insurance policy
  • Assisting in submitting insurance claims for incidents occurring on site

Salary and Benefits

This role offers a competitive salary of £35,000 - £45,000, paid Monday to Friday. In addition, you can expect a discretionary bonus, company social events, and opportunities for growth and development within a supportive team.

Required Skills and Qualifications

To be successful in this position, you will require:

  • Proven experience as a Facilities Manager within commercial property (minimum 3 years)
  • Good commercial acumen with the ability to provide sound advice to occupiers and stakeholders
  • A solid understanding of Health & Safety and compliance matters
  • IOSH qualification (desirable)
  • Experience using CAFM systems
  • Excellent written and communication skills
  • A positive attitude and true team player with a can-do approach
