Stock Condition Surveyor Job Opportunity

MMP Consultancy is seeking a skilled Property Condition Specialist to join their team based out of Hampshire.

This is a temporary position, expected to last 6-9 months, with a competitive hourly rate of £28.

Job Purpose:

The successful candidate will be responsible for conducting stock condition surveys on the company's housing stock, updating the current stock condition information using the council's stock database.

  • Collecting and transferring stock condition data from pre-determined questionnaires to the database.
  • Ensuring accurate reports are generated to verify all scheme data is correctly held.
  • Briefing and coordinating with other staff members on the operation of the condition survey.
The Role:

Responsibilities include:

  1. Conducting thorough stock condition surveys on rented housing stock, encompassing individual surveys of flats, houses, bungalows, and common areas.
  2. Utilizing a combination of hard copy forms and mobile working devices for data collection.
  3. HIGHLIGHTING omitted components and proposing additional components to enhance the master list.
  4. Assigning 'Next Inspection Year' assessments and recordings to all components in each survey.
  5. Obtaining approval from the Senior Surveyor for any proposals to bring forward the 'Next Inspection Date'.
  6. Ensuring component classification is suitable for uniquely identifying all components in individual properties.
  7. Providing expert advice on ways to uniquely identify different blocks and common area items.
  8. Awareness of Component Life Cycles and the necessity for regular reviews.
  9. Liaising with Property Services and Housing staff on survey outcomes.
  10. Employing manual back-up systems in the absence of mobile working software.
  11. Ensuring accurate data collection and storage on the stock database.
  12. Completing all properties within an agreed timeframe.
  13. Sending letters in advance of visits to provide sufficient notice for survey visits.
  14. Responding to customer inquiries arising from surveys or directing them to relevant colleagues.
  15. Maintaining consistency in data collected with colleagues undertaking similar surveys.
  16. Using appropriate access and PPE equipment, adhering to health and safety advice for challenging areas.
  17. Identifying health & safety breaches or risks on site and reporting to relevant colleagues.
  18. Conducting EPC surveys during property inspections when current surveys are unavailable.
  19. Assessing properties using the Housing Health and Safety Rating System (HHSRS) for reporting category 1 & 2 hazards.
  20. Taking a portfolio of external photographs at each property for use on the stock database and potentially the Council's website.
  21. Systematically compiling a photographic inventory of each dwelling and its key components.
  22. Identifying routine repairs during surveys and passing on to relevant colleagues.
  23. Taking detailed notes to supplement digital reports where necessary post-inspection.
  24. Developing a systematic delivery program to complete the surveys within pre-agreed targets.
