Senior Asset and Property Manager

At Guildford Borough Council, we are seeking a highly skilled and experienced Senior Asset and Property Manager to join our team. As a key member of our property management team, you will play a crucial role in ensuring the effective management of our operational property portfolio.
Key Responsibilities:- Oversee all transactional matters in the operational property portfolio, managing both your own transactions and those of the team reporting to you.
- Negotiate and agree high-value transactions, providing advice to a team of property asset managers on new lettings, rent reviews, lease renewals, lease surrenders, dilapidations, acquisitions, and disposals.
- Act as the main liaison between Assets and other services to ensure the Council's operational property portfolio supports those services.
- Identify opportunities for repurposing, redeveloping, or disposing of assets that do not support service delivery and progress projects through internal governance procedures.
- Ensure the management and administration of service charge accounts, including valuation, business rates, planning, and development.
- Education to degree level in estate management or an equivalent subject.
- Qualified member of the RICS (MRICS/FRICS).
- Experience in property management, professional Landlord and Tenant, and managing a large property portfolio.
- Strong knowledge of relevant legislation and health and safety within asset/property management.
- Good IT skills with the ability to adapt to the Council's systems and processes.
- Excellent verbal and written communication skills.
- Good analytical and problem-solving skills.
- A team player with the ability to work independently using your initiative.
- Excellent time management and the ability to work to deadlines.
- Experience of working within a local authority is desirable but not essential.
