As a key member of the Council\u2019s Assets and Property service, you will play a vital role in supporting the Senior Asset and Property Manager in the successful management of the Council\u2019s investment portfolio.

The postholder will be responsible for undertaking the day-to-day asset management of industrial, office and retail properties in accordance with legislation and good estate management practice. This will involve negotiating and agreeing new lettings, rent reviews, lease renewals, lease surrenders, dilapidations claims, acquisitions and disposals.

You will also be responsible for the management and administration of service charge accounts and will be familiar with valuation, business rates, planning and development.

To be successful in this role, you will need to have a strong understanding of property management, Landlord & Tenant and valuation. You will also need to be a strong team player, with excellent communication and interpersonal skills.

Key responsibilities:

  • Undertake day-to-day asset management of industrial, office and retail properties
  • Negotiate and agree new lettings, rent reviews, lease renewals, lease surrenders, dilapidations claims, acquisitions and disposals
  • Manage and administer service charge accounts
  • Be familiar with valuation, business rates, planning and development

To be successful in this role, you will need to have:

  • A degree in estate management or an equivalent subject
  • Qualified member of the RICS (MRICS/FRICS)
  • Experience in property management, professional Landlord and Tenant and managing a large property portfolio
  • Strong knowledge of relevant legislation and health and safety within asset/property management
  • Good IT skills with the ability to adapt to the Council\u2019s systems and processes
  • Excellent verbal and written communication skills
  • Good analytical and problem-solving skills
  • A team player and able to work independently using your initiative
  • Excellent time management and the ability to work to deadlines
  • Experience of working within a local authority is desirable but not essential
  • Conscientious attitude and attention to detail
  • Highly developed organisational skills
