Lead Property and Asset Administrator

Key Responsibilities:

The Lead Property Administrator will manage all transactional activities within the operational property portfolio, overseeing both personal transactions and those conducted by the team under your guidance. You will be tasked with negotiating and finalizing high-value transactions while providing strategic advice to a team of property asset administrators engaged in new lettings, rent assessments, lease renewals, lease terminations, property condition assessments, acquisitions, and disposals. You will serve as the primary point of contact between Assets and other departments to ensure that the Council's operational property portfolio effectively supports those departments. Additionally, you will identify opportunities for repurposing, redeveloping, or disposing of assets that do not align with service delivery and will advance projects through the necessary internal governance processes. You will also ensure the management and administration of service charge accounts are completed accurately and will possess familiarity with valuation, business rates, planning, and development matters.

Required Skills and Experience:

A willingness and adaptability to engage in a variety of projects and daily tasks are essential. The successful candidate will cultivate and maintain strong relationships with team members, other Council departments, elected officials, tenants, and contractors/suppliers. You will collaborate closely with the Services to assist them in achieving their corporate goals and will be adept at coordinating responses and communications with elected officials. A relevant qualification is required, along with experience in property management, Landlord & Tenant matters, and managing a substantial property portfolio. You must be a collaborative team player with experience managing a small team while also being capable of working independently and taking initiative.

  • Degree-level education in estate management or a related field
  • Qualified member of the RICS (MRICS/FRICS)
  • Proven experience in property management, professional Landlord and Tenant relations, and managing a large property portfolio
  • In-depth knowledge of relevant legislation and health and safety regulations within asset/property management
  • Proficient IT skills with the ability to adapt to the Council's systems and processes
  • Exceptional verbal and written communication abilities
  • Strong analytical and problem-solving capabilities
  • A collaborative team player who can also work independently using initiative
  • Excellent time management skills and the ability to meet deadlines
  • Experience within a local authority is advantageous but not mandatory
  • A conscientious approach and attention to detail
  • Highly developed organizational skills
