Job Summary

We are seeking a highly skilled and experienced Senior Asset and Property Manager to join our team at Guildford Borough Council. As a key member of our property management team, you will be responsible for overseeing all transactional matters in our operational property portfolio, managing both your own transactions and those of the team reporting to you.

Key Responsibilities
  • Manage and negotiate high-value transactions, including lettings, rent reviews, lease renewals, lease surrenders, dilapidations, acquisitions, and disposals.
  • Provide expert advice to a team of property asset managers on property-related matters.
  • Act as the main liaison between Assets and other services to ensure our operational property portfolio supports the needs of our services.
  • Identify opportunities for repurposing, redeveloping, or disposing of assets that do not support service delivery and progress projects through internal governance procedures.
  • Ensure the management and administration of service charge accounts are completed and maintain knowledge of valuation, business rates, planning, and development.
Requirements
  • Education to degree level in estate management or an equivalent subject.
  • Qualified member of the RICS (MRICS/FRICS).
  • Experience in property management, professional Landlord and Tenant, and managing a large property portfolio.
  • Strong knowledge of relevant legislation and health and safety within asset/property management.
  • Good IT skills with the ability to adapt to our systems and processes.
  • Excellent verbal and written communication skills.
  • Good analytical and problem-solving skills.
  • A team player with management experience of a small team and the ability to work independently using your initiative.
  • Excellent time management and the ability to work to deadlines.
  • Experience of working within a local authority is desirable but not essential.
  • Conscientious attitude and attention to detail.
  • Highly developed organisational skills.
