Job Summary

The Technical Coordinator will play a crucial role in the management and coordination of external consultant teams throughout the project procurement process. This includes Land & Planning, Commercial, Production, Sales, and Adoptions stages. The successful candidate will ensure that all disciplines are fully integrated and synchronized, checking layout drawings, suppliers, and manufacturers' details. They will also assist in obtaining necessary Building Regulation Technical Approvals and advise internal teams on updates and progress.

Key Responsibilities
  • Planning
    • Clearance of planning conditions and S106 planning obligations
    • Preparation and submission of S73/S96a applications for technical design changes
    • Preparation and submission of formal amendments and non-material variations to planning applications
  • Detailed Design
    • Preparation of design tenders, review of submitted tenders, and appointment of consultant teams
    • Maintenance of a detailed design programme in accordance with PMIP target dates
    • Preparation of comprehensive, coordinated working drawing packages for tender and construction
    • Organization and leadership of design team meetings
    • Preparation, submission, and securing of Building Regulations Approvals
    • Clearance of Building Regulation conditions to ensure CML's can be delivered in line with Regional targets and budget
    • Maintenance of a good understanding of environmental/ecological constraints to development and implementation of appropriate mitigation
    • Undertaking detailed assessment and approval of supporting suppliers and manufacturer's information
    • Obtaining all assessments and ensuring compliance with HQI, Lifetime Homes, Building for Life, DQS, etc.
    • Review and comment on the technical content of sales literature to ensure compliance with working drawings
    • Maintenance of records of design changes/value engineering incorporated into finalised designs
    • Review and comment on tender queries promptly, advising on the technical suitability of value engineering proposals
    • Ensuring CDM/EMS processes are followed and recorded throughout the design process
    • Securing S278, S38, S104, S106, S185 agreements as necessary
    • Maintenance of fee trackers and preparation of cost movement reports monthly
  • Site Support & Supervision
    • Ensuring CDM/EMS site start processes and site close-out procedures are followed and recorded
    • Promptly resolving site queries in close conjunction with the project team
    • Supporting the site sales team to ensure accuracy of sale information
  • General
    • Preparation for, attendance at, and participation in all necessary key meetings as required by the Operational Framework/PMIP process
    • Attendance at site as necessary to fulfill the responsibilities of the role
    Requirements
    • Knowledge of the full development/technical process
    • Previous experience as an Assistant Technical Coordinator or Technical Coordinator within a development organization preferred
    • Industry-related qualification
    • Attained or working towards a professional accreditation with RICS, CIOB, ICE, or RIBA
    • Ability to work within tight deadlines and to programme accurately
    • Ability to work under own initiative
    • Excellent communication skills and teamwork
    • Ability to manage external consultant teams and ensure all deadlines are met
