We are seeking a highly skilled Property Manager to join our team at Anthem Management. As a Property Manager, you will be responsible for the day-to-day management of a portfolio of developments, ensuring that all aspects of the development are managed effectively and efficiently.

Key Responsibilities
  • Manage and exercise full control of service charge expenditure, overseeing the financial health of the development and taking appropriate action if needed.
  • Prepare service charge budgets for current developments and assist in the preparation of budgets for new business.
  • Work with the Facilities Management Team to secure best value for money in contracted services.
  • Advising and guiding property management colleagues in respect of issues that may arise in connection with the recovery of service charge and ground rent arrears.
  • Manage service provision to Landlords, Management Companies and Leaseholders.
  • Exercise judgment on a daily basis in respect of maintenance requirements, ensuring the availability of funds before works are committed.
  • Act as primary point of contact for clients and leaseholders in respect of all services to developments in management.
  • Ensure insurance cover is in place on all developments, working closely with the Insurance Team.
  • Organise and attend meetings to represent the business, including chairing Annual General Meetings and presenting budgets and annual expenditure.
  • Follow up on compliance and H&S report or servicing received, ensuring communication with client and instructions being obtained for relevant remediation.
  • Visit all sites on a regular basis, ensuring that a proactive management and maintenance service is delivered.
  • Effectively resolve management problems or disputes in accordance with legal obligations and with specific reference to the appropriate lease.
  • Liaise with the Facilities Management Team concerning the need for cyclical and planned maintenance, ensuring that funds are available before works are committed.
  • Interpret, manage, and enforce Management agreements/leases with Landlords, Management Companies and Leaseholders to ensure that all parties understand and comply with their obligations.
  • Prepare and issue section 20 consultation documents and ensure that statutory requirements in respect of consultation on major works etc. are complied with.
  • Seek and ensure that all management services are contracted and operational at the point of handover/commencement of Management Agreements.
  • Attend legal proceedings (including court and FT action) in respect of debt recovery/breach of lease actions.
  • Advise clients when required on the need for a CAPEX or PPM schedules.
  • Run company meetings, such as AGMs or EGMs.
  • Advise clients in terms of legal and good practice requirements, and when they need to seek further professional advice.
  • Work with and help to develop and disseminate good practice to the wider property management team.
  • Ensure that the Groups Health and Safety Policy is adhered to in respect of the Companys responsibilities to management companies, leaseholders, and site staff.
  • Annually review client management agreements and ensure a current agreement is in place for all developments.
  • Liaise with relevant Departments regarding assignments and sales.
  • Attend relevant seminars, courses and workshops as requested.
  • Contribute to the identification and development of new business opportunities, participating in promotional meetings and negotiations.
  • Undertake any other reasonable duties commensurate to the role.
Requirements
  • Previous experience in property management (ideally 3 years)
  • Good understanding of property management procedures.
  • An understanding of the RICS Service Charge Residential Management Code.
  • Good understanding and knowledge of relevant legislation governing property management.
  • Experience in preparing budgets, managing block/client finances and reviewing accounts.
  • Experience and knowledge of Health and Safety requirements and legislation.
  • Reading and interpreting leases.
  • A full clean driving license.
