We are seeking an experienced Senior Facilities Manager to join our team in London. As a key member of our property management team, you will be responsible for ensuring the smooth operation of our properties, ensuring compliance with health and safety standards, and managing relationships with tenants and contractors.
Key Responsibilities:
- Health and Safety Compliance: Ensure all properties comply with statutory health and safety requirements, including conducting fire risk assessments and managing emergency plans.
- Contractor Management: Manage and monitor third-party contractors responsible for hard services, ensuring work is completed to the required standard and within agreed timelines.
- Planned Preventative Maintenance (PPM): Coordinate and manage PPM schedules for all critical systems, ensuring preventative maintenance work is carried out to reduce downtime and extend the lifespan of equipment.
- Repairs and Reactive Maintenance: Coordinate timely repairs for any faults or breakdowns in building systems, ensuring minimal disruption to tenants.
- Fire Safety: Ensure all fire safety equipment is regularly tested and maintained, including alarms, extinguishers, and sprinklers.
- Energy Efficiency: Identify opportunities for improving energy efficiency across properties, helping to reduce costs and meet environmental regulations.
- Reporting: Maintain up-to-date records of all inspections, maintenance activities, and compliance checks, providing monthly reports to the property management team.
Requirements:
- Previous experience in facilities management or a related field, with strong knowledge of H&S legislation (IOSH or NEBOSH qualifications preferred).
- Excellent customer service skills, with the ability to manage relationships with tenants and contractors.
- A self-motivated individual who can work both independently and as part of a team.
- Strong IT skills and familiarity with industry-specific applications.
- The ability to manage multiple tasks, prioritizing effectively and working to deadlines.
