Key Responsibilities

  • Manage the day-to-day operations of the service, ensuring compliance with regulations and requirements.
  • Oversee the management of housing benefit and universal credit queries, ensuring timely resolution and communication with stakeholders.
  • Develop and implement rent schedules for approval by the local authority, ensuring accuracy and compliance.
  • Manage the support charge arrears, ensuring timely collection and communication with tenants.
  • Conduct risk assessments and compliance checks, ensuring adherence to regulations and requirements.
  • Manage evictions and notices to tenants, ensuring compliance with license agreements.
  • Oversee maintenance management, ensuring compliance with regulations and requirements.
  • Manage the cleaning staff, ensuring high standards of cleanliness and hygiene.
  • Negotiate contracts with providers, ensuring cost-effective solutions for the organization.
  • Manage small claims online, ensuring timely resolution and communication with stakeholders.
  • Prepare documents for landlord representation at County Court and Tribunals.
  • Attend general meetings of residents, ensuring effective communication and engagement.
  • Formulate policy on move-on, including negotiation with other housing organizations to secure move-on accommodation.

Requirements

  • Demonstrable experience of managing HMOs, ideally housing vulnerable people.
  • Experience of property management, including compliance, health and safety, and maintenance.
  • A thorough understanding of Housing Benefit, Universal Credit, and Rent Schedules.
  • The ability to work well under pressure, managing multiple priorities at once.
  • The ability to build strong relationships with key stakeholders and staff members.
  • The ability to think outside the box to achieve cost-effective solutions for the organization while maintaining a quality service offering.
