
Housing Stock Condition Surveyor

MMP Consultancy is seeking a skilled Stock Condition Surveyor to undertake stock condition surveys on rented housing stock for a local authority based out of Hampshire.
This is a temporary position paying £28 P/H Umbrella on a 6-9 Month contract.
Job Purpose:To collect and update stock condition information using the council's stock database, ensuring reports are generated to check all scheme data is held correctly.
The Role:Responsibilities include:
- Undertaking stock condition surveys on rented housing stock, including individual surveys of flats, houses, bungalows, and common areas.
- Using a hard copy of the form initially, then transitioning to a mobile working device for data collection.
- Highlighting any components omitted from the component list and proposing additional components to add to the master list.
- Ensuring all components in each survey have a 'Next Inspection Year' assessed and recorded.
- Obtaining agreement from the Senior Surveyor for any proposals to bring a 'Next Inspection Date' forward.
- Ensuring component classification is suitable for uniquely identifying all components in individual properties.
- Advising on ways to uniquely identify different blocks and common area items.
- Being aware of Component Life Cycles and the need for regular reviews.
- Liaising with other Property Services and Housing staff on survey outcomes.
- Using manual back-up systems in the absence of mobile working software.
- Ensuring data collected is held accurately on the stock database.
- Surveying all properties within an agreed timeframe.
- Sending letters ahead of visits to provide sufficient notice for survey visits.
- Dealing with customer queries arising from surveys or signposting to the relevant colleague.
- Ensuring consistency in data collected with colleagues also undertaking surveys.
- Using suitable access and PPE equipment, taking health and safety advice for difficult areas.
- Identifying health & safety breaches or risks on site and reporting to relevant colleagues.
- Undertaking EPC surveys during property inspections if current surveys are unavailable.
- Assessing properties using the Housing Health and Safety Rating System (HHSRS) for reporting category 1 & 2 hazards.
- Taking a portfolio of external photographs at each property for use on the stock database and potentially the Council's website.
- Systematically compiling a photographic inventory of each dwelling and its key components.
- Identifying and passing on routine repairs during surveys to relevant colleagues.
- Taking sufficient notes to supplement digital reports where required post-inspection.
- Devising a suitable systematic delivery programme to complete the surveys within pre-agreed targets.
