Principal Estate Manager

The Principal Surveyor is a key position within our Corporate Estates team, responsible for delivering high-value asset management services to our corporate portfolio.
Key Responsibilities- Manage a caseload of high-value assets, utilizing landlord and tenant expertise to maximize value from the estate.
- Provide technical advice to council services and directorates on complex service delivery improvements, including occupancy agreements and procurement of specialist valuation reports.
- Lead negotiations for leasehold acquisitions and disposals, licenses, easements, and wayleaves, making recommendations to the Senior Asset Manager.
- Assist with Compulsory Purchase Orders and manage the capital receipts program.
- Provide reports to the Asset Management Review Group on council-owned land and property, identifying surplus assets for disposal.
- Manage the asset valuation program, ensuring accurate reporting of the Council's land and property portfolio for accounting purposes.
- Review the portfolio to ensure it meets service and council needs, supporting the Council's Carbon Neutral 2030 target by identifying sites for improvement.
- Survey land and property, providing updates for asset records.
We are seeking a self-motivated individual with a minimum of 10 years of post-qualification surveying experience in a property management discipline. Ideally, you will have experience working in the public sector, but this is not essential. You will demonstrate expertise in providing or managing asset valuations for accounting purposes, knowledge of CIPFA rules, and experience in selling land for development.
You will possess excellent written and verbal communication skills, negotiation skills, and the ability to manage challenging situations. As a team player, you will be able to work collaboratively with colleagues to achieve our goals.
