We are seeking an experienced Building Surveyor to join our Property Services team at Alexander Associates. As a key member of our team, you will play a crucial role in delivering high-quality property services to our clients.
Key Responsibilities- Property Acquisition and Management: Provide commercially focused property services, maximizing return on investment, and supporting the delivery of clients' economic, housing, and regeneration ambitions.
- Building Surveying and Construction Support: Offer building surveying and construction-related support and advice as part of Property Services, in connection with the acquisition, management, and disposal of investment and operational properties.
- Project Management: Effectively manage construction and refurbishment projects, ensuring delivery within defined timescales and budgets, and carrying out duties in compliance with statutory obligations, including CDM regulations, asbestos management, and legionella requirements.
- Pre-Acquisition Surveys: Undertake pre-acquisition surveys to provide detailed specifications and schedules of work, including tender documentation, and carry out duties related to contract administration.
- Building Defects and Maintenance: Advise on building defects, undertake surveys, and produce reasoned recommendations, as well as prepare forecasted maintenance programs for individual properties and estates on an annual basis.
- Capital Projects and Planned Maintenance: Deliver capital projects, including dilapidations assessments, ensuring projects are delivered to an agreed brief, program, and budget, and deliver planned maintenance of the Council's operational buildings portfolio.
- Strategic Corporate Projects: Assist the Lead Building Surveyor in delivering a range of strategic corporate projects, including the operational portfolio, non-operational property, and corporate property portfolio, ensuring their effective delivery in line with corporate strategy.
- Excellent Communication Skills: Develop and maintain relationships with customers, interacting through multiple channels, and be able to identify and develop opportunities for improving the customer journey and championing own ideas for improving the service/process, increasing customer self-service.
- Good Working Knowledge: Have a good working knowledge of all Local Government Services working practices/methodologies and expertise in Building Surveying.
- Legislation and Compliance: Good knowledge of legislation and compliance within Building Surveyor specialist area.
- Corporate Project Experience: Experience of working on a range of corporate strategic projects.
- Specialist Area Knowledge: Good understanding of specialist area - property/building surveyor.
