We are seeking a highly skilled Property Services Manager to join our team at CBRE. As a key member of our operations team, you will play a critical role in ensuring the smooth management of our clients' properties.
About the RoleThis exciting opportunity involves working closely with our client MEPC and the wider CBRE site team to deliver exceptional property services. You will be responsible for managing service charges, building compliance, contractor management, and occupier queries across our portfolio of properties.
Key Responsibilities- Develop and Maintain a Positive Image: Foster a positive image of our estate and individual managed buildings through proactive communication and community engagement.
- Service Charge Management: Develop, control, and report on service charge budgets and expenditure for our buildings, ensuring transparency and accountability.
- Building Compliance: Monitor all activities related to our buildings, reporting and taking action as necessary to maintain compliance with regulatory requirements.
- Utility Management: Manage utilities processes across allocated buildings, including occupier/client recharges, invoice processing, and coding.
- Meter Readings: Ensure monthly meter readings are completed for all manual meters across the estate.
- Utility Transitions: Manage utility transitions in and out, including new supplies, to minimize disruption to our tenants.
- Health and Safety Inspections: Conduct regular H&S inspections (monthly) of our buildings to ensure compliance with health and safety regulations.
- Contractor Management: Work with key maintenance contractors to ensure PPM plans and schedules are in place, ensuring timely completion of maintenance tasks.
- Tenant Liaison: Act as the primary point of contact for specific contractors and liaise with tenants to handle operational queries.
- Health and Safety Compliance: Ensure Health and Safety compliance of our buildings and maintain records to demonstrate our commitment to a safe working environment.
- Environmental Compliance: Manage Environmental compliance on site, adhering to policy and procedure to minimize our environmental impact.
- Fire and Safety Evacuations: Organize fire and safety evacuations, produce emergency plans, including fire door inspections, smoke vents, dampers, and extinguishers.
- Risk Management: Proactively manage risk and handle insurance issues on site to minimize potential losses.
- KPIs and ESG: Ensure our property achieves the KPIs set by our client, in conjunction with key stakeholders, and deliver the client and CBRE ESG strategy.
- Major Work Programmes: Manage major work programmes on site, acting as the liaison point for all parties involved.
- Industry Knowledge: Possess a good understanding of the industry, stakeholder functions, and range of services available to clients.
- H&S Qualification: Hold a formal H&S qualification - IOSH (essential) or NEBOSH (preferred).
- FM Experience: Have relevant experience (5+ years) working in an FM environment, preferably with a managing agent background.
- Legislation Knowledge: Possess up-to-date knowledge of legislation relating to property management.
- Leadership Skills: Demonstrate ability to lead and maintain client relationships.
- Tenant Relationships: Show ability to lead and maintain tenant/customer relationships.
- Industry IT Proficiency: Possess proficiency in industry-specific IT applications.
- Service Charge Principles: Have a good understanding of service charge principles.
- Service Provider Selection: Demonstrate ability to specify services and select service providers.
- Property Construction Knowledge: Possess good knowledge of property construction and M&E plant operations.
- Compliance Knowledge: Hold comprehensive understanding and application of Health and Safety legislation and policies, as well as Environmental protection legislation and policies.
- Insurance Knowledge: Possess good understanding of building insurance and FSA regulations.
- ESG Knowledge: Demonstrate excellent ESG knowledge and ability to implement a clear ESG strategy.
- Teamwork Skills: Show ability to contribute to team strategy and possess strong teamwork skills, able to support colleagues.
- Communication Skills: Demonstrate excellent verbal and written communication skills.
