About the Role

Elton Recruitment is seeking a highly skilled Maintenance Manager to oversee the maintenance operations of a new aparthotel development. As a key member of the facilities management team, you will be responsible for ensuring the smooth operation of all maintenance activities, ensuring a high standard of safety and efficiency.

Key Responsibilities
  • Develop and implement a comprehensive maintenance plan for the new property, including the supervision of contractors and the testing and commissioning of all building systems.
  • Hire, train, and manage a team of maintenance staff, ensuring they are prepared for the opening and ongoing operations.
  • Ensure all Health and Safety obligations and Duty of Care are met effectively, including regular auditing and setting of Service Level Agreements (SLAs).
  • Maintenance and testing of all fire and life safety equipment, ensuring compliance with BSA 2022 and conditions of the Fire Risk assessment.
  • Effective monitoring and record keeping of all Planned Preventative Maintenance (PPMs), including the provision of effective response to emergency queries out of normal office hours.
  • Collaborate with other departments to ensure seamless guest service and support operational efficiency.
Requirements
  • Previous experience in High End Residential Property Management for a minimum of 2 years (or hotels, aparthotels).
  • A good understanding of Building Management Systems (BMS), HVAC, Electrical, plumbing, etc.
  • An understanding of the principal aspects of legislation relating to the management of Residential properties.
  • Knowledge of Health & Safety, including COSHH and RIDDOR, and carrying out risk assessments.
  • Experience of budget management and financial reporting.
  • Willingness to undertake further training as required.
  • Ability to form positive relationships with and between residents, staff, contractors, representatives of outside agencies, and employees.
  • Availability to work flexible hours, including evenings, weekends, and on-call as required.
