Job Title: Technical Coordinator

We are seeking a highly skilled Technical Coordinator to join our team at Londinium Recruitment. As a Technical Coordinator, you will play a crucial role in the preparation, delivery, and coordination of production information on strategic and live projects to support all internal functions of the business.

About the Role:

The Technical Coordinator will be responsible for providing technical support and advice during the acquisition of new sites and development opportunities. This includes commissioning and preparing due diligence/technical reports, researching and advising existing site constraints, and researching and advising abnormal site conditions that may impact design or development costs.

The Technical Coordinator will also provide technical support in the preparation of detailed planning applications, including carrying out technical reviews of schemes prior to planning applications being submitted to local authorities and advising on the suitability of proposed designs. Additionally, the Technical Coordinator will provide architectural advice on design layouts and appearance of proposed new developments, pre-select external materials, and commission investigative site surveys and reports.

The Technical Coordinator will also prepare technical support in the preparation of detailed design information to assist the procurement and construction of new developments, including pre-selecting, appointing, and managing consultant design teams, negotiating consultant fee proposals, and monitoring fee expenditure against allocated budgets.

The Technical Coordinator will also be responsible for coordinating payments to external consultants, chairing design team meetings, setting outline design programs, and monitoring consultant performance. The Technical Coordinator will also advise and coordinate requirements for sustainability, environmental, ecological, and eco-homes constraints, register plots with NHBC for Buildmark warranty, clear building control, site engineering, and warranty conditions with NHBC, and liaise with statutory utility providers.

Essential Experience:

The ideal candidate will have 5+ years of experience working with residential developers or main contractors, a solid background in managing or coordinating technical and design elements, and a proven track record of working on multiple residential projects from early design stages to completion. The candidate will also have experience working with UK building regulations, planning processes, and relevant environmental and safety standards, strong communication and negotiation skills, and the ability to work collaboratively with cross-functional teams.
