Job Description:

The role of Senior Corporate Real Estate Projects Lead is a pivotal one, driving the delivery of strategic property acquisitions and management for Bupa's global and UK property portfolios.

We are seeking an experienced Chartered Surveyor with a strong background in commercial real estate to join our team. The ideal candidate will have a proven track record of managing large-scale property projects, with expertise in negotiation, financial and property legal matters.

Key Responsibilities:

  • Create a process for collaboration between Property and M&A teams in delivering strategic property acquisition projects
  • Lead all project-related activity for Property, attending senior stakeholder and M&A Project team meetings
  • Coordinate timely inputs from all Property functions and submit to M&A stakeholders
  • Provide constructive feedback and flag any risks to Property and M&A teams associated with asset acquisitions
  • Work closely with Property functions to ensure respective risks are flagged to M&A Project lead
  • Validate proposed acquisitions and disposals of property assets by the M&A team, reviewing and recommending improvements where necessary
  • Deliver strategic advice to secure competitive opportunities and identify and document risks associated with sites below acceptable tolerance
  • Support budget setting to create visibility of ongoing costs associated with acquired sites, including rental provisions, insurance reporting, reinstatement values, and dilapidations provisions
  • Sustainability: Lead and champion initiative implementation across managed portfolio, ensuring alignment with relevant legislation (EPC/MEES)
  • Create measures for role success alongside Head of Estates and Property Director

Requirements:

  • Formal property qualifications, including membership of the Royal Institution of Chartered Surveyors
  • In-depth knowledge of general property matters, providing technical leadership and guidance
  • Expert knowledge and understanding of Corporate Real Estate and Asset Management
  • Managing and strategically advising corporate occupiers on large diverse property portfolios
  • Account management background in agency practice, combining soft skills and commercial skills
  • Aquisition and Disposal transactional management activity background
  • Experienced Project activity lead able to understand complex fit out and project management activity, interpreting technical requirements supporting corporate and healthcare asset acquisitions
  • Understanding facilities management and lifecycle PPE requirements, as well as efficient fabric and plant and equipment upgrading underperforming assets
  • Proficient in finance reporting requirements associated with portfolio running (IFRS and Balance sheet reporting requirements, e.g., dilapidation provision requirements)
  • People management and leadership
  • Awareness of self and others to lead small to medium teams
  • Subject matter expert in negotiation, financial and property legal matters
  • Highly results-driven with focus on quality and delivery
  • Excellent communication skills to engage, positively influence and motivate others
  • Demonstration of highest level of integrity achieving customer outcomes successfully
  • Cross-team collaboration, solid business acumen and commercial awareness

Salary:£85,000 - £105,000 per annum dependent upon experience
