Main Job Purpose

  • Manage a portfolio of residential properties, ensuring timely repairs, inspections, and other duties are completed.

Key Accountabilities

  • Adhere to established systems and processes to maintain high standards.
  • Ensure client, tenant, and contractor satisfaction through effective communication and service delivery.
  • Conduct thorough check-ins and check-outs, adhering to company standards.
  • Coordinate deposit correspondence and releases between parties.
  • Log and administer all required works following check-outs.
  • Perform periodic inspections and compose landlord inspection letters.
  • Maintain open communication with landlords and tenants as needed.
  • Liaise with accounts to handle legal notices, including Section 21's and Section 8's.

Repairs & Maintenance

  • Log and administer all required works following check-outs.
  • Respond to emergency property visits as needed.
  • Oversee refurbishments and ensure high standards are maintained.
  • Participate in an out-of-hours on-call rota.
  • Represent the company with a high level of personal conduct in all interactions.
  • Work autonomously and collaboratively within a team.
  • Enhance the standards of the property portfolio.

Skills

  • Previous property management experience is essential.
  • ARLA qualification is desirable, but not mandatory; training will be provided.
  • Excellent organisational and communication skills are required.
  • Prioritise a demanding workload and maintain composure under pressure.
  • A full driving licence is necessary.

Health & Safety and Fire Risk Management

  • Maintain a professional knowledge of health and safety requirements.
  • Provide appropriate advice to tenants and clients in accordance with our services.

Business Challenges Problem-Solving

  • Balance tenants' expectations with repair and maintenance responsibilities.
  • Create and maintain efficiencies to deliver agreed service levels.
  • Effectively manage time and prioritise tasks.
