Main Job Purpose
- Oversee the management of a portfolio of residential properties, ensuring timely repairs, inspections, and other duties are completed to a high standard.
Key Accountabilities
- Ensure adherence to established systems and processes, maintaining a high level of client satisfaction, tenant satisfaction, and contractor satisfaction.
- Complete thorough check-ins and check-outs, adhering to company standards, and handle deposit correspondence between parties.
- Log all required works following check-outs and administer necessary tasks.
- Carry out periodic inspections, compose landlord inspection letters, and maintain open communication with landlords and tenants as needed.
- Liaise with accounts to handle legal notices, including Section 21's and Section 8's.
Repairs & Maintenance
- Log all required works following check-outs and administer necessary tasks.
- Respond to emergency property visits when necessary, oversee refurbishments, and participate in an out-of-hours on-call rota.
- Represent the company with a high standard of personal conduct on all appointments, while driving, and through all methods of communication.
- Work autonomously and within a team, increasing the standards of the property portfolio.
Skills
- Previous property management experience is essential.
- ARLA qualification is desirable, but not essential, as training will be provided during the probationary period.
- Superb organisational and communication skills are required, along with the ability to prioritise a demanding workload and remain calm under pressure.
- A full driving licence is necessary.
Health & Safety and Fire Risk Management
- Maintain a professional knowledge of health and safety requirements and provide appropriate advice to tenants and clients.
Business Challenges Problem-Solving
- Balance tenants' expectations of repairs and maintenance with the requirement for what is tenants' responsibility and what is the clients'.
- Create and maintain efficiencies to deliver agreed service levels on time and within the time available.
- Manage time effectively and prioritise tasks.
