Job Title: Portfolio Property Manager

Job Summary: We are seeking a skilled Property Manager to join our team at Prince Personnel Limited. As a Property Manager, you will be responsible for managing a portfolio of properties, ensuring compliance with Health & Safety Regulations, and providing excellent customer service to clients.

Key Responsibilities:

* Conduct site visits to monitor onsite works and ensure compliance with Health & Safety Regulations

* Prepare and issue service charge budgets, factoring in previous spend and potential future works

* Carry out periodic inspections of properties and prepare site reports for clients, landlords, and residents' committees

* Ensure accurate records of Risk Assessments, their dates, and planned frequency for re-inspection

* Meet with contractors to ensure conditions of their contract are adhered to and inspect works after completion

* Arrange for the maintenance of common areas for lessees under the terms of the lease

* Prepare budgets for each property within the portfolio and ensure they are complete and approved two weeks prior to the billing period

* Liaise with clients and landlords to agree service charge budgets

* Arrange provision of additional items required by the development subject to the terms of the lease

* Undertake routine fire door inspections in managed blocks under 18m, subject to passing the BRE Fire Door Course

Requirements:

* Strong customer service skills and ability to resolve complaints effectively

* Experience in the property or construction sector, or client account management

* Valid driver's license and flexibility to drive to sites within the territory
