Director of Residential Services

At 5Q Consultancy, we are seeking a highly experienced Senior Property Manager to join our residential services team. As a key member of our team, you will be responsible for overseeing day-to-day operations, building strong relationships with stakeholders, and ensuring smooth process execution.
The successful candidate will have at least 3 years of experience in property management or lettings, with a proven track record of success in a senior or managerial role.
About the RoleThis role combines the responsibilities of property management and lettings, offering a unique opportunity for growth and development. You will work closely with our directors to drive business growth and develop our residential services portfolio.
Key Responsibilities:- Tenant & Landlord Relations: Manage all property-related queries, including maintenance and accounting matters.
- Rent Collections & Payments: Oversee timely rent and service charge collections, as well as landlord payments.
- Repairs & Maintenance: Coordinate repairs, conduct property inspections, handle deposit deductions, and maintain high standards.
- Commercial Lettings: Place property adverts, conduct viewings, and negotiate deals for our commercial portfolio.
- Team Leadership: Act as line manager for a small team, monitoring performance and ensuring optimal efficiency.
- Experience: At least 3 years in Property Management/Lettings is essential, with a track record of success in a senior or managerial role.
- Own Car: Access to your own vehicle is crucial for this role.
- Proficiency in English (both written and verbal) and strong spreadsheet literacy
- Basic accounting, record keeping, and familiarity with legal documentation
- Social media savvy in a business context is a plus
- Organised & Focused: Ability to prioritise, multitask, and quickly refocus as needed
- Independent & Accountable: Able to work autonomously and take full responsibility for your work
- Problem Solver: Proactively addresses challenges with tact, diplomacy, and discretion
We offer a competitive salary of £35,000 per annum, reflecting the importance of this role.
