Job Summary:

EMCOR UK is seeking a skilled Asset Manager to support the Head of Operational Asset Management in developing and delivering long-term central and client asset management strategies. The successful candidate will provide direction, guidance, and support to embedded account asset management teams, ensuring the implementation and maintenance of new standards and systems.

Key Responsibilities:

  • Optimise the operating efficiency of assets and systems across EMCOR's account portfolio, adhering to ISO55001 best practices.
  • Lead asset surveying and CAFM data upload projects, mobilising and transitioning new contracts.
  • Audit EMCOR UK's accounts asset maintenance and asset management activities.
  • Deploy the EMCOR UK Asset Management systems to existing contracts.
  • Assist in implementing asset management processes and procedures.
  • Lead and drive new operating initiatives, effectively implementing changes to the business.
  • Apply risk-based maintenance methodologies, supporting Account Teams with knowledge, training, and tools.
  • Drive continuous improvement in asset data quality, adhering to the EMCOR UK Asset Data Standard.
  • Analyse data to highlight asset performance and data quality exceptions, informing site-based Asset/Contract managers.
  • Encourage a constructive culture, collaborating with engineering operations management, frontline staff, and stakeholders to implement asset management transformation programmes.
  • Monitor planning and asset reporting strategies, using computerised asset management systems to develop sustainable solutions for underperforming assets.

Requirements:

  • Demonstrable experience in asset management, asset surveying, lifecycle management, customer service, and change management.
  • Experience in CMMS/CAFM systems and best practice standards, including SFG20, BSRIA Business-Focused Maintenance, and ISO 55001.
  • Extensive experience in Facilities Management operations and knowledge of current statutory legislation related to planned maintenance and safe working practices.
  • Education to at least HNC/HND standard (or equivalent) in a relevant hard services discipline and knowledge of MS Office 365 applications.

Desirable:

  • Degree-educated and understanding of data analysis techniques.
  • Experience in IoT and alternative maintenance techniques, such as condition-based maintenance.
  • Professional membership of one or more of the following: IAM, IET, CIBSE, BIFM, IFMA, RICS, or other.
  • Understanding of the principles of Building Information Modelling (BIM).
