About the Role

We are seeking a talented Commercial Director to lead our Central Commercial team and drive performance in our residential housebuilding business.

Key Responsibilities
  • Provide leadership to the Commercial function, ensuring effective management, compliance, and control measures to maximise profitability.
  • Define and embed the regional Commercial strategy, ensuring the smooth delivery of the regional business plan.
  • Implement and embed appropriate cost control measures and approaches, ensuring operational teams work collaboratively and to agreed policies and practices.
  • Actively manage the procurement and control of subcontractor services and supplier orders.
  • Establish and maintain working relationships with key subcontractors and suppliers to ensure contractual terms are met in alignment with Group procedures.
  • Undertake a continuous review of the regions Commercial performance, ensuring the Director in Charge is fully informed in relation to day-to-day operations of the department.
  • Work closely with the regional Land department to produce comprehensive Commercial reports and estimates for inclusion in Land Appraisals.
  • Ensure that development build costs, contingencies, cash flows, and financial information are reported and recorded accurately in accordance with Group policies.
  • Report to the Regional Board on operational delivery and Commercial performance forecasting against set programme and delivery targets.
  • Provide recommendations and action plans to mitigate against any Commercial performance risk.
  • Provide key status reports and updates on all KPI's relating to the Commercial function.

Requirements
  • A relevant qualification or extensive working experience within Commercial Management for a new homes developer.
  • An extensive understanding of the financial implications of the methods and sequences of build.
  • Excellent financial and Commercial awareness.
  • Departmental planning and strategy experience.
  • Excellent relationship building skills.
