Senior Residence Manager

Nido Living is a leading provider of purpose-built student accommodation in the UK. We are seeking an experienced General Manager to oversee the operational performance and management of our residences.
Job DescriptionThe successful candidate will have a proven track record of managing a building and be familiar with local rental regulations. The role will involve liaising with central teams at Head Office, asset management teams, and building relationships with residents, universities, contractors, suppliers, agencies, and other stakeholders.
Key Responsibilities- Day-to-day management of the residence team, including Resident Ambassadors, agency Team, and contractors working within the building, supporting their learning and development.
- Ensure team knowledge of competition and latest marketing trends in the UK student housing sector.
- Assist Systems team with property management system management, ensuring all data entered by the team is correct and viable.
- Manage housekeeping operations to ensure site presentation.
- Provide relevant housing allowance information and procedures associated with UK housing regulations.
- Full understanding of UK housing tenancy law, including long-term and short-term contracts.
- Ensure check-in and check-out procedures follow UK housing regulations.
- Establish reporting and monitoring structures to identify accidents, incidents, behavior, and activities detrimental to Nido and its reputation, promptly instigating corrective plans.
- Ensure building and processes comply with UK housing regulations and relevant legislation.
- Carry out statutory testing and record correctly.
- Assist Head of Operations and Operations Director with budget setting and adherence to budget targets, occupancy commitments, and cost plans.
- Implement cost management and revenue-generating initiatives to enhance operations.
- Administer service charge costs and reconcile all service charges, including landlords' areas.
- Prompt collection of sums due from residents and effective management of arrears and bad debt.
- Reconcile accounts against bank statements.
Estimated salary: £60,000 - £80,000 per annum, depending on experience.
