Integral UK is in search of a proficient and seasoned Facilities Operations Manager to enhance our team. This pivotal role involves supervising the operational maintenance for a diverse range of commercial properties. The ideal candidate will ensure the optimal performance and upkeep of all building systems, equipment, and infrastructure while leading a team of on-site technicians and subcontractors.
Key Responsibilities:
- Design and execute preventive maintenance strategies for all building systems, including HVAC, electrical, plumbing, fire safety, elevators, and other essential equipment.
- Perform routine inspections to detect potential maintenance challenges and suggest necessary repairs or enhancements.
- Organize and oversee all scheduled maintenance, repairs, and urgent services to minimize disruption to property operations.
- Lead and manage a team of maintenance technicians, offering direction, training, and performance assessments.
- Collaborate with facility managers and stakeholders to identify specific maintenance requirements and allocate resources effectively.
- Source, assess, and manage external vendors and subcontractors, ensuring adherence to service agreements and safety standards.
- Maintain precise records of maintenance activities, work orders, equipment upkeep, and associated costs.
- Evaluate and refine maintenance processes, policies, and procedures to enhance operational efficiency and cost-effectiveness.
- Ensure compliance with all pertinent health and safety regulations in line with company policies and local laws.

Qualifications:
- Bachelor's degree in Engineering, Facilities Management, or a related discipline (or equivalent experience).
- Demonstrated experience as a Facilities Operations Manager or in a comparable position, ideally within the commercial real estate sector.
- In-depth knowledge of building systems, equipment, and maintenance methodologies.
- Strong leadership and team management capabilities, with a focus on motivating and developing staff.
- Proven ability to prioritize tasks, manage multiple responsibilities, and meet deadlines in a dynamic environment.
- Exceptional problem-solving abilities and a proactive mindset to identify and resolve maintenance challenges.
- Proficient in maintenance management software and computer-aided facility management (CAFM) systems.
- Excellent verbal and written communication skills, with the capacity to collaborate effectively with stakeholders at all levels.
