As a key member of the Property Management team, you will collaborate with four other associates to establish a strategic connection between property management and service leads utilizing assets for effective service delivery.

Your primary responsibility will be to provide expert guidance on all facets of property asset management, aiming to enhance property efficiency through optimization and cost-saving measures while ensuring seamless service delivery.

In partnership with the Asset Strategy Manager and strategic service leaders, you will contribute to the development of comprehensive asset management plans, ensuring that property asset requirements and solutions align with corporate objectives by translating strategic goals into actionable property solutions.

In this role, you will also be tasked with negotiating and executing land and property transactions, offering professional insights on all aspects of property utilization and occupancy.

Your specific responsibilities will focus on the Housing and Landlord Services Team.

A solid understanding of estate management and experience in overseeing a diverse non-residential portfolio is essential.

Additionally, you will provide property support to Housing Delivery project teams, which may include non-residential components, requiring expertise in valuation, negotiation, and marketing.

Key responsibilities include:
- Addressing Local Land Registry inquiries
- Conducting Housing Act "Right to Buy" valuations (Statutory and time-sensitive, averaging 200 to 300 valuations annually)
- Performing asset valuations (Statutory and time-sensitive)
- Managing commercial leasing arrangements for estate management shops (HRA commercial units)
- Overseeing HRA Non-Residential and Non-Retail Assets
- Supporting housing development initiatives
- Managing leased HRA properties

In collaboration with the Leasehold Management Team, you will oversee lease management and ensure the return of properties with vacant possession upon lease termination.

Working with the Asset Management Team, you will conduct inspections to assess property condition and ensure compliance.
A property-related qualification and experience in proactive property management within a large organization are required.
You should possess excellent negotiation and advocacy skills, enabling you to provide professional advice across various service disciplines and successfully negotiate a range of property transactions.
The ability to think strategically, devise solutions, and translate that planning into effective actions is crucial.
Strong interpersonal skills are necessary to build trust and commitment among stakeholders and potential partners, fostering collaborative efforts to enhance community development.
Previous experience representing an organization in legal or public contexts is advantageous.

Understanding the broader business needs and the dynamics of the regional economy and property market, including the potential benefits of cultivating relationships with other public sector property users, is essential.

Demonstrated knowledge and/or experience regarding equality and diversity issues is also required.
