About the Role:

AMR - Specialist Property Recruiters is seeking an experienced Property Manager to join their team in Bristol. As a Property Manager, you will be responsible for managing a portfolio of properties, ensuring that all necessary safety certificates are up to date, and conducting regular inspections and inventories.

Key Responsibilities:

  • Maintain accurate records of property inspections, inventories, and maintenance issues
  • Deal with day-to-day property management queries from tenants and landlords
  • Organize maintenance issues and arrange contractors to undertake work at managed properties
  • Pass charges to the Accounts Team for maintenance jobs and completed tenancy renewals
  • Ensure inventories are in place and signed off by tenants, and deal with queries and maintenance issues
  • Contact landlords and tenants regarding tenancy renewals and negotiate rent increases
  • Serve Section 21 and 8 notices
  • Contact utility companies on move-in and move-out of tenants

Requirements:

  • Proven track record of property management and expert knowledge of tenancy-related legislation
  • Experience working in a fast-paced environment
  • Good administration skills and computer literacy
  • Excellent communication skills and a confident manner
  • Capable, well-organized, well-presented, and confident
  • Good negotiating skills
  • Friendly and approachable with a good sense of humor

Desirable Qualifications and Experience:

  • At least 1 year's experience in residential property management
  • Strong property management experience using property management software
  • Experience sending out Section Notices 21 & 8 and negotiating deposit refunds
  • Working knowledge of Residential Property Management and Residential Lettings
  • ARLA qualification (desirable but not essential)
  • Advanced experience in MS Excel, Word, and Outlook

Job Details:

  • Advertised salary made up of basic (£26k-£29k DOE) + available bonus structures (£3,200k). Total package up to £32,200k OTE, depending on qualifications and experience
  • Full-time position, Monday to Friday: 8.45am - 5.30pm, with occasional Saturday work (9.00am - 4.00pm)
  • 28 days' holiday
