Job Description:

We are seeking an experienced Property Manager to join our team. As a Property Manager, you will be responsible for managing a portfolio of properties, ensuring that all properties are maintained to a high standard and that all necessary paperwork is completed in a timely manner.

Key Responsibilities:

  • Maintain a portfolio of properties, ensuring that all properties are up to date with safety certificates and that all necessary paperwork is completed.
  • Carry out inventories, check outs, and property inspections to ensure that properties are being maintained to a high standard.
  • Deal with day-to-day property management queries, including responding to tenant inquiries and resolving any issues that may arise.
  • Organize maintenance issues, including arranging contractors to undertake work at managed properties.
  • Pass charges to the Accounts Team for maintenance jobs, completed tenancy renewals, and other expenses.
  • Ensure that inventories are in place and signed off by tenants, and deal with any queries or maintenance issues that may arise.
  • Contact landlords and tenants regarding tenancy renewals and negotiate rent increases as necessary.
  • Serve Section 21 and 8 notices as required.
  • Contact utility companies on move-in and move-out of tenants.
  • Perform any other duties that are necessary to maintain a high standard of property management and to support the smooth running of the department.

Requirements:

  • Proven track record of property management experience, with expert knowledge of tenancy-related legislation.
  • Experience working in a fast-paced environment.
  • Good administration skills and computer literacy.
  • Excellent communication skills, with a confident manner and the ability to deal with any issues that may arise.
  • Capable, well-organized, well-presented, and confident.
  • Good negotiating skills.
  • Friendly and approachable, with a good sense of humor to fit in with our team.

Desirable Qualifications:

  • At least 1 year's experience in residential property management.
  • Strong property management experience, having used property management software.
  • Experience of sending out Section Notices 21 & 8, as well as negotiating deposit refunds.
  • Working knowledge of both Residential Property Management and Residential Lettings.
  • Qualified with ARLA would be useful, but not essential.
  • Advanced experience in MS Excel, Word, and Outlook.

Benefits:

  • Advertised salary made up of basic (£26k-£29k DOE) + available bonus structures (£3,200k). Total package up to £32,200k OTE, depending on qualifications and experience.
  • Full-time position, Monday to Friday: 8.45am - 5.30pm.
  • Occasional work between 4 and 6 Saturdays per year (9.00am - 4.00pm) & have an full day off in the week.
  • Holiday 28 days.
  • Opportunity to become ARLA qualified.
  • Fuel used for business miles will be reimbursed at 0.35p per business mile.
