Air Conditioning Technical Services Manager

CR3 are representing a Housing Developer seeking a Technical Manager on a permanent basis working out of their regional office in Reading.

Job Summary:
The Technical Manager will be responsible for managing site operations from design stage to post-completion, ensuring delivery meets the agreed programme. Key aspects of the Principal Designer role will be undertaken, including completion of Health, Safety & Environmental documents in line with group policy.
Key Responsibilities:
- Manage site operations, coordinating delivery of surveys & reports required for development and managing associated requirements from design to completion.
- Undertake key aspects of the Principal Designer role, ensuring compliance with Construction Design & Management Regulation 2015.
- Co-ordinate consultants to deliver civil engineering designs, including legal plans, and manage the process of obtaining consultant proposals and formal appointment documents.
- Undertake value engineering assessments and ensure buildability, coordinating submission of designs and securing technical approvals for agreements such as S104, S38 and S278.
- Manage timely completion of legal agreements following technical approval, coordinating utility designs and initial mains laying onto site.
- Coordinate street naming with local authority, complete plot list and distribute internally and externally of the business.
- Assist in production of Sales brochure, legal and sales handover meetings, providing information for Housing Association contracts and attendance of progress meetings.
- Co-ordinate consultants to deliver house type working drawing packs and liaise with key suppliers to provide ancillary drawing information for tender, construction and sales packs.
- Prepare all drawings and documents for engineering and superstructure elements for tender, followed by the construction issue and sales handover.
- Co-ordinate the accuracy of information supplied by all departments to ensure no discrepancies, submission of all information to building control and warranty providers and obtaining approval of same.
- Obtaining and collating all ancillary specialist drawings, attending and chairing Pre-Start Meetings and briefing all departments on matters related to the engineering and working drawings.
- Co-ordinate information and liaise with architects, civil and structural engineers and landscape architects, ensuring consistency between various designs.
- Assist the Land, Planning & Development teams with advice during the land acquisition stage and assist in the information to discharge of planning conditions.
- Monitor and report technical & development fees including S106 obligations, resolving all technical related queries including conducting site visits as required.
