As the Interim Housing Repairs Manager, your primary responsibility will be to oversee all aspects of repairs, maintenance, and investment projects for Hundred Houses, which includes:
- Managing contracts and fostering relationships with contractors involved in repairs, maintenance, and investment programs
- Providing effective leadership to the Repairs & Maintenance team
- Collaborating closely with stakeholders within the organization and key partner entities
- Encouraging a positive and motivating workplace culture
- Leading and executing change management initiatives to drive business enhancements
- Ensuring consistent performance across all repair, maintenance, and investment operations
- Promoting a customer-centric and performance-driven culture
- Accountable for establishing and achieving budgets related to repairs, maintenance, and investment projects, including realizing any agreed cost efficiencies
- Ensuring optimal use of the Society's assets and resources
- Focusing on value for money in key partnerships with contractors and suppliers
- Encouraging collaborative efforts across all teams within the Society
- Overseeing all property and customer health and safety matters
- Understanding and embodying the core values of Hundred Houses Society
Core Focus Areas:
- Managing vacant properties to ensure they are maintained and relet promptly to the agreed standards
- Leading investment initiatives, including major component renewals and other maintenance projects
- Overseeing contract management responsibilities for all repairs, maintenance, and investment activities
- Ensuring that all repair, maintenance, and investment services meet established customer service standards
- Degree in Property Management or equivalent qualifications (e.g., RICS/CIOB)
- Technical expertise in property surveying and building construction
- Experience in contract management and construction processes
- Knowledge of health and safety regulations and property-related legislation
- Proficient in developing technical specifications for tendering contracts
- Experience supervising contractors on construction projects
- Strong procurement and contract management skills
- Excellent communication, influencing, and negotiation abilities
- Strong written, numerical, and verbal skills, with a strategic mindset for solving complex issues
- Highly developed customer service and interpersonal skills
