Job Overview

The Estates Hard FM Team is dedicated to the daily upkeep, planned preventative maintenance (PPM), and operational assessments of a diverse array of building services and equipment within the Trust. We are seeking a proactive and adaptable Mechanical Maintenance Technician to become a vital part of our multi-skilled Estates team, delivering essential maintenance services across various properties and facilities.

You will be an enthusiastic team player with a recognized mechanical/plumbing apprenticeship or equivalent experience, complemented by practical knowledge in a complex building services setting. Responsibilities will encompass statutory maintenance tasks as directed to ensure adherence to current Health Technical Memoranda (HTMs), Water Regulations, Approved Codes of Practice (ACOPs), and Trust policies.

Your role will involve acting as a Competent Person (CP) in line with the relevant NHS HTM Guidance, maintaining and repairing cold and hot water systems and associated plant, including calorifiers, water tanks, plate heat exchangers, and air handling units.

Ideal candidates will possess a strong overall skill set and the ability to work independently, managing both planned preventative and reactive maintenance alongside specialized engineering tasks. This position requires participation in the Estates emergency on-call rota, which may involve out-of-hours work across all Trust sites.

Main Duties of the Job

The successful candidate will serve as a mechanical craftsperson within the in-house mechanical maintenance team, undertaking a broad spectrum of fault-finding and maintenance responsibilities. You will be tasked with maintaining mechanical building services and equipment throughout Trust properties, coordinating with mechanical contractors for the efficient operation of the Estates service delivery.

Under the guidance of the Senior Mechanical Craftsperson or Estates Supervisor, you will ensure that all buildings, plant, and equipment are mechanically serviced and maintained in compliance with statutory and mandatory requirements. This includes executing Planned Preventative Maintenance (PPM), Reactive Maintenance (RM), minor works, major overhauls, and replacements. The Mechanical Maintenance Technician should be a self-starter, capable of working autonomously.

Qualifications

Essential Criteria

  • Completion of a recognized apprenticeship in a mechanical engineering discipline or equivalent experience.

Desirable Criteria

  • Qualifications such as Mechanical ONC or HNC level of education or equivalent.

  • Strong working knowledge of preventative and reactive mechanical maintenance and relevant HTMs.
  • Experience in executing planned and reactive work within a mechanical team.

Desirable Criteria

  • Experience in healthcare mechanical building services and previous involvement in an Estates mechanical team.
  • Familiarity with information systems for managing maintenance activities.
  • Understanding of Standing Financial Instructions regarding procurement and commissioning of external contracting services.
