Main Job Purpose

We are seeking a highly skilled Property Manager to join our team at Hays Specialist Recruitment Limited. As a Property Manager, you will be responsible for managing a portfolio of residential properties, ensuring that all repairs, inspections, and other duties are carried out to a high standard.

Key Accountabilities
  • Ensure that all systems and processes are followed to a high standard, maintaining a high level of satisfaction from clients, tenants, and contractors.
  • Complete check-ins and check-outs to the company standard, ensuring that all necessary documentation is completed accurately and efficiently.
  • Manage deposit correspondence between all parties, including the releasing of deposits, and log all works required following check-outs and any required administration.
  • Carry out periodic inspections, compose landlord inspection letters following visits, and maintain close communication with landlords and tenants as and when required.
  • Liaise with and assist accounts with legal notices, including Section 21's and Section 8's, ensuring that all necessary procedures are followed.
Repairs & Maintenance
  • Log all works required following check-outs and any required administration, ensuring that all necessary documentation is completed accurately and efficiently.
  • Carry out emergency property visits when required, maintaining a high level of professionalism and attention to detail.
  • Oversee all refurbishments, ensuring that all work is carried out to a high standard and that all necessary documentation is completed accurately and efficiently.
  • Participate in an out-of-hours on-call rota, ensuring that all necessary support is provided to the team and that all emergencies are dealt with promptly and efficiently.
  • Represent the company to a high standard of personal conduct on all appointments, whilst driving, through all methods of communication, and be able to work both autonomously and within a team.
  • Contribute to the increase of the standards of the property portfolio, ensuring that all properties are maintained to a high standard and that all necessary documentation is completed accurately and efficiently.
Skills
  • Have previous Property Management experience, with a strong understanding of the industry and its requirements.
  • Ideally, be ARLA qualified, although this is not essential as we will provide training and support to ensure that you have the necessary skills and knowledge to succeed in this role.
  • Possess superb organisational and communication skills, with the ability to prioritise a busy and demanding workload and stay calm under pressure.
  • Have a full driving licence, with a clean driving record.
Health & Safety and Fire Risk Management
  • Maintain a professional knowledge on health and safety requirements, ensuring that all necessary procedures are followed and that all properties are maintained to a high standard.
  • Deliver appropriate advice in accordance with the extent of our services to tenants and clients, ensuring that all necessary information is provided and that all necessary procedures are followed.
Business Challenges Problem-Solving
  • Balancing tenants' expectations of repairs and maintenance against the requirement for what is tenants' responsibility and what is the clients.
  • Creating and maintaining efficiencies to deliver agreed service levels on time and within the time available.
  • Time Management - Being able to manage your time effectively and prioritise.
