Job Description

**Pre-Construction Manager**

The People Pod, a leading residential developer, is seeking a skilled Pre-Construction Manager to oversee the design and development process of our high-rise residential projects. As a key member of our team, you will be responsible for ensuring the successful delivery of our projects, from design to construction.

Key Responsibilities:

  • Design Development: Manage and review the design development process to ensure value engineering and buildability are considered.
  • Registration and Compliance: Ensure timely registration with warranty providers, such as NHBC, Robust Details, and Building Regulation Application.
  • Health and Safety: Manage the preparation, approval, and distribution of the Health and Safety File/Operating and Maintenance Manuals.
  • Technical Assessments: Ensure timely completion and issue of technical assessments, CfSH/BREEAM information, warranties, certificates, and other relevant documents.
  • Value Engineering: Conduct value engineering to optimize project costs and ensure the best possible outcomes.
  • Design Coordination: Review design development to ensure construction of works follows safety working practices and is in accordance with current legislation, company policies, and procedures.
  • SHE Policy and Procedures: Implement and comply with SHE policy and procedures, all legal requirements, and best practice within the business unit and areas.
  • Financial Performance: Support the achievement of the annual financial budget (operating profit) for the business unit.
  • Tendering: Support the generation of tenders and manage the process of design to allow a timely start on site and the preparation of conclusive tenders.
  • Policies and Procedures: Implement and ensure compliance with policies, procedures, and standards.
  • Design Best Practice: Confer and recommend to the Project Team and Colleagues, into design best practice with practical and economical solutions, to any Consultant or third-party supplier design.

Requirements:

  • Proven experience as a Pre-Construction Manager, ideally with a focus on high-rise and other diverse residential projects.
  • Strong leadership skills with the ability to inspire and motivate a team.
  • Excellent communication and interpersonal skills, capable of building strong relationships with clients and stakeholders.
  • Comprehensive knowledge of construction design processes, standards, and regulations.
