Job Description

Job Summary


The People Pod is seeking a highly skilled Pre-Construction Manager to join our team and play a key role in the delivery of our residential development projects. As a Pre-Construction Manager, you will be responsible for managing and coordinating the design elements and interfaces of all related aspects of projects.


Key Responsibilities:


  • Design Development: Manage and review the design development process to ensure value engineering and buildability are considered.
  • Registration and Compliance: Ensure timely registration with warranty providers, such as NHBC, Robust Details, and Building Regulation Application.
  • Health and Safety: Manage the preparation, approval, and distribution of the Health and Safety File/Operating and Maintenance Manuals.
  • Technical Assessments: Ensure timely completion and issue of technical assessments, CfSH/BREEAM information, warranties, certificates, and the like.
  • Value Engineering: Conduct 'value engineering' to optimize project costs and efficiency.
  • Design Coordination: Manage the process of design to allow a timely start on site and the preparation of conclusive tenders to be sent on time.
  • Policy and Procedure Implementation: Implement and ensure compliance with policies, procedures, and standards.
  • Team Collaboration: Confer and recommend to the project team and colleagues on design best practice with practical and economical solutions to any consultant or third-party supplier design.


Requirements:


  • Experience: Proven experience as a Pre-Construction Manager, ideally with a focus on high-rise and other diverse residential projects.
  • Leadership Skills: Strong leadership skills with the ability to inspire and motivate a team.
  • Communication Skills: Excellent communication and interpersonal skills, capable of building strong relationships with clients and stakeholders.
  • Knowledge: Comprehensive knowledge of construction design processes, standards, and regulations.
