Assistant Property Manager Lettings and Renewals

We are seeking an experienced and professional Assistant Property Manager to join our residential lettings team. As an Assistant Manager, you will be responsible for supporting the Manager in the day-to-day management of a portfolio of managed properties.
Key Responsibilities- Dealing with general maintenance issues, liaising with tenants and landlords, and arranging for contractors to visit properties to provide quotes or undertake works.
- Processing invoices for completed works and updating tenants and landlords at all times.
- Providing administrative support to the branches, including producing standard letters, notices, and tenancy agreements.
- Notifying utility providers of new tenant details and updating meter readings.
- Supporting the renewals department in negotiating rent and providing market information to clients.
- Handling escalated issues and customer complaints, monitoring volumes handled by team members, and stepping in to avoid work building up.
- Working closely with the Head of Property Management to build relationships with approved contractors and meet with new companies to get on the approved panel.
- Liaising with the out-of-hours support team to analyze volumes of calls received outside normal office hours and review the content of these enquiries.
- Working with the Head of Property Management to undertake customer care calls to landlords and tenants to retrieve feedback on the service they are receiving from their Property Manager and undertaking performance appraisals with team members.
- Previous extensive experience in property management is essential, with relevant ARLA qualifications an advantage.
- The ability to work calmly and effectively in a high-pressure environment is critical, as is reliability and consistency.
- A proactive and professional approach is required, whether dealing with landlords, tenants, or team members.
- Strong organizational skills, attention to detail, and a desire to provide excellent customer service are essential.
- Effective communication skills, both orally and in writing, are required.
- A confident, outgoing, and enthusiastic attitude, along with a professional approach, are necessary.
- IT proficiency, familiar with standard MS Office packages, is required.
Full-time basic salary £29,000 - £30,000 per annum, depending on relevant experience, plus bonuses and year-end profit share. Realistic OTE £31,000 - £33,000 per annum.
Training- Comprehensive training will be provided, both initially and thereafter, in line with the level of previous experience.
- Professional accreditations can be acquired, and the cost of relevant course materials will be funded.
Primarily Monday to Friday, 8.30am to 5.30pm.
Hybrid WorkingDuring the initial probation period, successful candidates will work at the Chelmsford office. Following successful completion of the probationary period, candidates will revert to working on a hybrid basis between home and the office.
